SUMMARY

SPM manages nearly 200 communities across the country with divisions specializing in Conventional, Student, Affordable, and Senior. The SPM brand has been in business for nearly 50 years and has sustained it’s success by being focused on doing right by its clients and people and bringing top notch expertise to every service offered. Even after 50 years we operate with an entrepreneurial spirit and a focus on best-idea wins. SPM and its affiliates acquire, develop, and manage multi-family real estate as well as provide ancillary third-party services such as: Construction Management, Asset Management, IT Services, Compliance Services, and pre-development advisory.

SPM is currently seeking an asset management professional to execute the Asset Management function for an assigned portfolio of third-party and owned assets. The Associate will be the direct conduit to owners/clients when providing third-party services and work directly with the internal executive team for owned assets. This role also works directly with the SPM operations team to ensure the successful execution of each assets business plan. This role is primed to be integral in the growth and development of SPM’s Asset Management platform from a platform development and business growth perspective.
RESPONSIBILITIES
Below are the key responsibilities for this position. The below list is not all-inclusive of the responsibilities for this role.

  • Manage the day-to-day of SPMs Asset Management function.
  • Develop platform tools, processes, and policies.
  • Report information directly to Principal’s and Executive team for owned assets.
  • Manage third-party client relationships for third party contracts.
  • Ensure an understanding and alignment of owner’s goals and business plan.
  • Prepare annual asset valuation reporting.
  • Prepare annual performance reviews for assigned assets.
  • Prepare and distribute monthly and quarterly owner/investor reporting timely and accurately.
  • Manage monthly cash-flow and make distribution recommendations on a quarterly basis.
  • Monitor and report on asset performance versus underwriting/business plan.
  • Review and approve annual property budgets.
  • Review and approve annual rate plans.
  • Review and approve monthly financials to ensure accurate reporting and budget accountability.
  • Work directly with the assigned portfolio operations team to ensure accountability of execution as well as being a direct resource.
  • Perform quarterly visits (minimum) to each asset to perform physical inspections and market tours.
  • Assist with the underwriting, research, and strategies for new acquisitions.
  • Assist with the transaction management for new acquisitions.
  • Manage liquidation events such as dispositions or re-capitalizations.
  • Stay abreast of industry trends, and financial markets impacting assigned assets.
  • Coordinate various finance strategies (re-finance, rate caps, etc.)
  • Manage assigned assets Insurance and Tax programs to minimize financial impacts.
  • Assist in the creation and implementation of platform tools and software.
  • Identify any potential platform deficiencies and road-map solutions.
  • Cultivate a people focused environment with an excitement around being the best at what we do.
  • Manage relationships with SPM support departments.

QAULIFICATIONS

  • 6 years of relevant multi-family asset management/investment experience
  • Student housing experience preferred
  • Understanding of real-estate transaction timelines and terminology
  • Understanding of standard real-estate valuation and investment return calculations
  • Advanced Excel modeling skills
  • Excellent time management and organizational skills are critical
  • Known to be cool under pressure
  • Ability to organize, set up systems and drive processes, and create order out of chaos
  • Team player with a positive and energetic attitude
  • Attention to detail and accuracy required
  • Professional written and verbal communication as well as interpersonal skills are key for interacting with the various parties involved in the assigned projects
  • Excited by the idea of a challenge and the opportunity to have a direct impact on the way a company does business
  • Flexibility to work within an ever-changing schedule including travel
  • Ability to work autonomously while keeping key stakeholders informed
  • Bachelor's degree required

WORK ENVIRONMENT

  • Role splits time between an office setting and site visits that often require overnight travel depending on the location of the project.
  • Work in various weather conditions – heat, rain, cold, snow, etc.

PHYSICAL REQUIREMENTS

  • Position involves driving, sitting, standing and/or movement, the ability to exert minimal force of up to 50 pounds and occasionally exert up to 80 pounds of minimal force to carry, lift, push, pull and otherwise move objects. Must be able to climb ladders, scaffolding and other means to reach and observe all areas of buildings.
