Position Summary
The Land Acquisition Analyst will play a key role in conducting market research, due diligence, and contract management for potential acquisitions. This role is designed to support the Vice President of Single-Family Acquisitions.
Primary Responsibilities
Market Research:
- Identify land leads through contacting brokers, reviewing development websites, studying GIS and land use plans and researching other available resources.
- Initially investigate site characteristics, including current and required zoning, compatibility with land use plans, wetlands, topography, school districts, competitors and proximity to employment centers and local services and amenities.
- Manage and maintain prospective land tracking logs, land search maps and competitive transactions in surrounding areas.
Due Diligence & Entitlements:
- Support due diligence efforts, including environmental studies, zoning regulations, and title review.
- Assist in identifying or, as applicable, securing necessary entitlements, permits, and approvals from local authorities.
- Work with legal, engineering, and planning consultants to ensure project viability.
Deal Execution & Transaction Support:
- Organize and manage acquisition documentation, contracts, and closing processes.
- Assist with practical aspects of the land acquisition process such as pre-feasibility evaluations, offer letters, purchase agreement reviews, third party reports, as well as tracking critical dates and key deliverables.
Knowledge, Skills, and Abilities
- Working knowledge of financial and economic concepts
- Proficiency in Microsoft Office Suite and GIS software
- Knowledge of zoning, land use regulations, and entitlement processes
- Excellent organizational skills, attention to detail, and ability to manage multiple projects
- Self-motivated, team-oriented, and able to thrive in a fast-paced environment
- Strong in building financial models in Excel
- Strong research, analytical, quantitative and problem-solving skills
- Ability to keep sensitive information highly confidential
- Excellent written and verbal communication skills
- Strong interpersonal skills, and the ability to deal professionally with clients, vendors, and co-workers on the phone and in person; able to interface with top level executives
- Excellent time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion
- Ability to work independently and collaboratively, prioritize work and ask for further clarification when necessary
- Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events
Required Education and Experience
- Bachelor’s degree in Real Estate, Finance, Business, Urban Planning, or a related field
- 1-3 years of experience in real estate acquisitions, land development, homebuilding, or related fields preferred
