As the General Manager, you will play a crucial role in driving company initiatives that contribute to both short-term and long-term success.
This position oversees our local offices from Gulf Shores, AL to Panama City Beach, FL. Candidates must feel comfortable commuting to various local offices during the work week.
Responsibilities:
Property Management:
- Oversee the management of all vacation rental properties, ensuring high standards of maintenance, cleanliness, and guest services.
- Implement and maintain high standards of property upkeep and presentation to meet guest expectations and ensure positive reviews.
Guest Experience:
- Ensure an exceptional guest experience from booking to departure, including effective communication, timely responses to inquiries and issues, and personalized service.
- Address guest concerns and complaints promptly and effectively, striving to resolve issues to the satisfaction of all parties involved.
Revenue Management:
- Collaborate with revenue managers on pricing strategies to optimize revenue and occupancy rates.
- Communicate with revenue managers on market trends and competitor activity to adjust pricing and promotional strategies accordingly.
- Identify opportunities for upselling and cross-selling to maximize revenue per guest.
Team Leadership:
- Recruit, train, and mentor a high-performing team of property managers, guest services staff, and maintenance personnel.
- Set clear performance expectations and provide ongoing feedback and coaching to drive individual and team success.
- Foster a positive and collaborative work environment that promotes employee engagement and retention.
Financial Management:
- Work with finance to prepare and manage annual budgets, forecast revenue and expenses, and track financial performance against targets.
- Implement cost-control measures to optimize profitability while maintaining quality standards.
- Review financial reports and performance metrics to identify areas for improvement and take corrective action as needed.
Regulatory Compliance:
- Ensure compliance with all local regulations, zoning laws, health and safety standards, and industry best practices.
- Stay informed about changes in regulations and industry trends that may impact operations and implement necessary adjustments.
Marketing and Sales:
- Collaborate with the marketing team to develop and execute marketing campaigns to attract guests and drive bookings.
- Monitor online reviews and reputation management platforms to maintain positive brand perception and address any negative feedback proactively.
Property Owner Relations:
- Provide regular updates and market conditions to our owners through the CSM channels.
- Answer questions and inquiries from owners regarding revenue and marketing strategies.
General Responsibilities:
- Analyze operations metrics to identify opportunities for improvement.
- Create a positive culture focused on goal achievement.
- Develop staff through coaching, accountability, and disciplinary practices.
- Delegate tasks to accomplish day-to-day duties while embracing a "hands-on" philosophy.
- Facilitate business relationships with property owners, vendors, and independent contractors.
- Utilize metric-based reporting to help operational teams maintain, manage, and organize daily tasks.
- Resolve escalated guest and property owner situations.
- Analyze financial information and plan and facilitate purchases.
- Audit maintenance and cleanliness of properties.
- Acquire new properties within the local territory.
- Serve as the emergency call point of contact.
