POSITION SCOPE :

  • The Assistant Superintendent manages the work of fellow Assistant Superintendents and assists Superintendent on job sites, to maintain site orderliness, quality control, and adherence to all safety standards, while taking on more responsibilities towards managing all on-site activities.
  • Act as a resource to Assistant Superintendents – mentoring and training on processes, procedures, and best practices.

ESSENTIAL DUTIES :

  • Maintains, reviews, and records project documentation.
  • Manages the completion of daily field reports.
  • Management of reporting (i.e., Maryland Department of the Environment (MDE)) as directed by the Superintendent.
  • Management of meeting minutes completion and issuance.
  • Prepares and coordinates 3rd party inspections – trade, testing, ADA, Green, etc. as directed by the Superintendent.
  • Creates and manages Logs as directed by the Superintendent.
  • Responsible for field management and quality control.
  • Manages all As-Builts drawings.
  • Manages pre-punch list and architect’s punch list walks.
  • Serves as Superintendent for discrete portions of projects, or as the lead on smaller projects.
  • Manages log of daily operations and weekly inspections.
  • Manage QC / QA observations as instructed.
  • Serves as Your Onboarding Ambassador (YOBA) to Assistant Superintendents - Level 1
  • Assists in preparation and leads pre-installation conferences.
  • Creates Request for Information (RFIs) to any applicable parties, as directed by the Superintendent.
  • Supports the Superintendent in ensuring a safe work environment.
  • Manages the look ahead schedule.
  • Logs, distributes and maintains safety related documentation.
  • Leads Safety Observations.
  • Leads weekly safety inspections.
  • Creates and leads site-specific Safety Orientations.
  • Manages the logging of all safety processes – i.e., lock-out procedures, hot work, water, etc.
  • Reviews all safety submittals.
  • Issues and closes Safety Observations for all hazards.
  • Ensures that all standards of quality are met.
  • Adheres to project schedule to meet required deadlines.
  • Represents the Company with a professional and respectful demeanor.
  • Mentors Assistant Superintendents – Level 1 and 2 to become proficient with job duties.
  • Adheres to the Company’s key values of quality, dependability, and integrity.
  • Other duties as assigned.
  • Requirements :

    PREREQUISITE KNOWLEDGE, SKILLS, AND ABILITIES :

  • Undergraduate degree construction management or engineering preferred.
  • 1-4 years of Assistant Construction Superintendent / Construction on-site Assistant Project Management experience.
  • Demonstrates above average competencies of a Level 2 Assistant Superintendent.
  • Experience working on projects of $10M .
  • Proficient in Procore and Microsoft Office (Word, Excel, Outlook, and Project).
  • Proficient in comprehension and construct in accordance with blueprints, specifications and other documents.
  • Awareness of building codes, OSHA and applicable local safety regulations and procedures.
  • Demonstrated ability to manage and effectively lead project team for discrete portion of a project.
  • Excellent oral and written communication skills.
  • Ability to multi-task.
  • Strong attention to detail.
  • Excellent proofreading skills.
  • Ability to make proactive decisions.
  • Thrives in a team environment.
  • Ability to process new information and complex topics quickly.

  • PHYSICAL AND MENTAL REQUIREMENTS :

  • Ability to function in high-pressure situations.
  • Manual dexterity to operate a computer.
  • Correctable vision and hearing.
  • Excellent interpersonal skills.
  • Clear, easy to understand oral communication ability.
  • Ability to lift 50 pounds for moving equipment on and off shelves.
  • Ability to stand and walk for prolonged periods.
  • Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
  • May require travel.
  • Exposure to characteristic construction site dangers.
  • On-call availability to address issues at the job site 24 / 7 for job site emergencies, issue etc.

  • KEY PERFORMANCE INDICATORS (KPIs) :

  • Confirm subs are working in accordance with the current 3-week schedule, no later than 9 : 00am daily.
  • Collects all subcontractor safety documentation : preconstruction and preinstall.
  • No more than (1) Warranty calls due to faulty installation for which they are responsible.
  • Architect's punch list includes no more than (5) items per designated area for which they are responsible.
  • Every non-conformance identified by Architect, or other stakeholder, is closed within 72-hours or plan of action identified.
  • COMPENSATION AND BENEFITS :

  • Annual salary range : $58,000 - $115,000 based on qualifications and experience.

  • This position may be eligible for a discretionary bonus and auto allowance.
