Position Purpose

The Maintenance Technician’s responsibility is to maintain a luxurious appearance of each community while providing excellent customer service and repairing and executing resident service requests. You will perform maintenance tasks of great variety relating to service requests and upkeep of our multi-family properties. The Maintenance Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. The goal is to maintain the buildings and common areas in the best possible condition.

Responsibilities

  • Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Director.
  • General maintenance knowledge in electrical, drywall, plumbing, custodial, and carpentry work as necessary.
  • Appliance repair experience
  • Ensure exterior curb appeal of community and cleanliness of grounds.
  • Perform manual repairs when necessary (fix locks, replace windows etc.)
  • Ensure that residents are provided with a clean, safe, well maintained community.
  • Maintain accurate inventory control of tools, equipment and supplies.
  • Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible.
  • Have knowledge of location of gas, electric, and water shutoffs, all apartment and fixture shutoffs.
  • Assist in performing apartment move-in and move-out inspections as directed by the Maintenance Director, Director of Resident Services, and property managers.
  • Know current condition/status of all vacant units.
  • Recommends measures to improve methods of operations, performance, safety and quality of service to supervisors.
  • Performs on-call emergency service as required.
  • Represents Southwest Equity Partners and the community you work for in a professional manner. Maintains a positive businesslike attitude and neat and clean attire and appropriate grooming.

Qualifications Required

  • Proven experience as maintenance technician
  • Basic understanding of electrical, plumbing, and other systems
  • Knowledge of general maintenance processes and methods
  • Possess and practice exceptional safety skills when on the job.
  • Appliance repair experience
  • 2 years hands-on general maintenance experience (i.e. plumbing, electrical, carpeting, painting, etc.) is preferred
  • Experience in property management in a maintenance technician role is preferred
  • Performs other duties as assigned.

  • While performing the duties of this job, the employee is regularly required to sit, stand, walk, reach with hands and arms and stoop, kneel, crouch, climb, or crawl. The employee may lift and/or move up to 20 pounds and sometimes move up to 50 pounds, and occasionally lift and/or move larger objects as needed. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • While performing the duties of this job, the employee regularly works in outside weather conditions. The employee frequently must climb, step on standard ladders while fixing external light fixtures and other high areas. The employee is occasionally exposed to fumes or airborne particles. The employee must occasionally wear a protective mask, gloves and goggles while cleaning.

Compensation

  • Paid bi-monthly (2x per month), hours tracked on Rippling
  • Overtime paid at 1.5x hourly rate
  • Mileage reimbursement in accordance with IRS Standards
  • Cell Phone: $30/month allowance
  • Annual performance bonus eligible
  • 401(k) Program – eligible to join after one quarter of employment; to include matching as required

Insurance And Leave Benefits

  • Health insurance – optional enrollment, 100% paid by employer for employee only, 0% coverage for dependents
  • Dental insurance – optional enrollment, 50% responsibility of the employee for self, 0% coverage for dependents
  • Vision insurance – optional enrollment, 100% responsibility of the employee for self and dependents
  • Paid Sick Leave: leave accrued in accordance with California and San Diego County / City law.

Work Schedule

  • Five days a week
  • 8:00 - 4:30pm
    • Nights/Weekends/Overtime as required and directed by supervisor.
    • In-person only
  • In-person Location: Roving throughout San Diego County, CA
The Pay Range For This Role Is

26 - 30 USD per hour(Remote - San Diego, US)
