Statement of Primary Purpose
The General Maintenance Technician performs a variety of skilled and semi-skilled maintenance tasks relating to the upkeep and operation on the campus buildings and facilities; performs basic electrical, plumbing, HVAC, carpentry repairs, and groundskeeping services.
Classification
Non-exempt, technical maintenance staff.
Essential Functions and Responsibilities
Perform skilled work in maintenance, construction, inspection, and repairs of buildings and equipment.
Assess, troubleshoot and resolve problems with buildings and equipment.
Repair, replacement, or basic installation of electrical and plumbing equipment.
Perform minor carpentry and masonry work to include painting projects.
Event set-up and tear-down to include equipment, tables, chairs, trash.
Move office furniture, including desks, chairs, bookshelves, filing cabinets, etc. as required.
Assist with stripping and waxing floors.
Assist with preventative maintenance on HVAC systems.
Operate assigned motorized vehicles, hand tools, power tools, and other equipment.
Must be familiar with state and federal EPA, OSHA, NEC, and NFPA safety compliance requirements.
Assure the overall safety of interior and exterior buildings and grounds of the campus.
Complete other work orders and duties as needed and / or assigned.
Recommend changes to equipment, components, and operations to conserve energy.
Assist with development of strategic energy plans and building audits.
Prepare materials lists for parts and supplies as needed.
Perform other related duties incidental to the work described herein.
Serve on college committees as assigned.
Additional Duties and Responsibilities
Unlock / relock campus buildings as needed ensuring secure facilities.
Assist with receiving and unloading trucks.
Pick up materials / supplies as needed to accomplish work of campus projects.
Assist with groundskeeping and pickup of trash as needed.
Assist cleaning staff as necessary.
Minimum Qualifications
Education
Must possess a High School diploma or GED. Ability to read, write, and follow instructions.
Associate’s degree preferred.
Forklift certification preferred.
Knowledge and Skills
General skills in electrical, plumbing, carpentry, landscaping, and / or HVAC preventative maintenance and repair.
Physical Demands
Must be able to perform maintenance related duties as described herein for at least 9 hours per day.
Ability to work continuously at times on uneven surfaces.
Must be able to tolerate weather conditions such as extreme heat and cold.
Must be able to work in tight, confined spaces, and / or working at heights including on a roof, on a ladder, on a raised platform, outside or near a window or close to a hole in the ground.
Must be able to climb ladders, stairs, and lift, carry, push, or pull up to 75 lbs.
In addition to regular hours, this position may require overtime, evening and weekend work hours, and on-call hours in case of an emergency or in the regular course of college business.
Must be willing to work a flexible schedule as needed, including emergency-oriented projects to maintain facilities and operations.
Must be self-motivated, able to work alone, and work without supervision
Licensing Requirement
Valid NC Driver’s License.
Working Conditions and Environment
Work is performed in all types of weather conditions, around hazardous chemicals, high voltage, pesticides, acids, epoxy paints, gas and at time must work on live circuits.
Equipment Operation
Amp meter, volt-ohm meter, ground and GFCI testers, different types of pressure gauges, pneumatic gauges, capacitor testers, circuit finders, PVC heat benders, backhoe, tractor, forklift, dump truck, emt bender, box knockouts, hydraulic knockouts, pneumatic control tools, band saw, pullers, hammer drill, angle drill, sprayers, reciprocating saw, circular saw, drill press, small hand tools, and torches.
