What are the responsibilities and job description for the Housing Choice Voucher Inspector position at Southwestern Idaho Cooperative Housing Authority?
We are looking for a responsible individual to conduct inspections of residential properties, inside and out, using inspection guidelines established by HUD's Housing Quality Standards (HQS) and National Standards for the Physical Inspection of Real Estate (NSPIRE). The inspection area covers nine counties in Idaho, with the main office site in Middleton. This individual must be a self-starter, show initiative and work independently while exercising good judgement with minimum supervision.
Description:
- Performs and documents inspections of units in the voucher programs for compliance with Housing Quality Standards and National Standards for the Physical Inspection of Real Estate (NSPIRE)
- Prepares and submits reports that summarize all deficiencies noted during the inspections, inclusive of the recommended corrective action to be taken
- Notifies owners and residents in writing of specific HQS/NSPIRE violations so deficiencies can be corrected within the time specified by HUD
- Advises owners and property managers on how to correct deficiencies in order to meet HQS/NSPIRE standards
- Reports emergency issues for repair to landlord; follows up on repairs
- Observes and records property characteristics
- Prepares reports and written correspondence as required and ensures records are maintained in compliance with Program regulations
- Performs clerical duties associated with inspection such as typing, computer data entry, copying, faxing, scanning, preparing correspondence and maintaining files
- Establishes a viable working relationship with property owners or management agents
Qualifications
- High School Diploma or equivalent required
- Bilingual (Spanish) preferred
- Knowledge of basic housing and building codes helpful
- Skilled in basic research techniques
- Experience in a responsible position related to construction or building trades maintenance and possess a comprehensive knowledge of appropriated building and sanitation codes is helpful
- Previous experience in federally assisted property management, HUD Section 8 programs or real estate is helpful
- Possession of a valid Idaho driver's license and the ability to be insured under the Agency's automobile insurance plan at the standard rate
- Must write legibly and be computer literate; ability to multi-task and to plan, organize and schedule work to meet critical deadlines and performance measures
- Ability to analyze problems and situations and find appropriate solutions
- Must possess excellent human relations skills and promote a positive image of the Housing Authority by establishing and maintaining a viable, positive and functional working relationship with all co-workers, social agencies, clients, property management companies and property owners
- Travel to sites is required which may involve adverse weather and traffic
- The employee’s work involves some sedentary office work combined with physical exertion i.e., climbing stairs, stooping, kneeling, bending and stretching

Pay: $20.00 - $21.00 per hour
