What are the responsibilities and job description for the Maintenance Supervisor position at Southwood Realty?
Southwood Realty is seeking a reliable Maintenance Supervisor for the Groves at Town Center in Fletcher, NC. The Maintenance Supervisor will work alongside the Property Manager and Maintenance Staff to maintain efficient operation and upkeep of the property, buildings, and grounds in a supervisory role.
Duties and Responsibilities: Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
➢ Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
➢ Responsible for the daily repair and upkeep of the property, including completing service requests, preparing vacant units for occupancy, and maintaining the grounds.
➢ Responsible for the inventory, ordering and delivery of all necessary maintenance supplies and equipment under the direction and with the approval of the Community Manager.
➢ Coordinate scheduling with property manager and directly supervise all in-house and/or vendor work.
➢ Responsible for maintaining the required property uniform and insuring a professional appearance and attitude at all times.
➢ Possess thorough knowledge of community and management company rules and policies, as well as how to document and report violations to management.
➢ Responsible for insuring OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times.
➢ Responsible for the care, maintenance and cleaning of all supplies, equipment, and work areas owned by the property and/or the management company.
➢ Responsible for the supply and upkeep of all personal tools required by Southwood Realty for Service Technician.
➢ Performs additional duties as assigned by the Property Manager.
➢ On-call nights/weekends will be required. We have a rotation of 4 maintenance technicians that rotate weekly so this would be a responsibility monthly.
Qualifications:
➢ Knowledge of plumbing, electrical, interior/exterior repairs, janitorial, painting/drywall, appliances, etc.
➢ EPA and CPO certifications required.
➢ Reliable transportation with a valid driver's license is a MUST.

Pay: $25.00 - $29.00 per hour
