Job Description
Seeking a full-time Maintenance Technician for our Olathe, KS area hotel.
The ideal candidate will be an enthusiastic, self-motivated team player with excellent customer service skills. The Maintenance Technician is responsible for completing building maintenance and repair. A Certified Pool Operators license is preferred, but not required.
Responsibilities and Duties
ESSENTIAL FUNCTIONS
Complete duties on make-ready checklist:
- Service appliances, plumbing and electrical fixtures.
- Repair or replace old and faulty parts.
- Replace burned out light bulbs and globes.
- Interior painting
Corrective Maintenance:
Satisfies service requests following company procedures:
- Enters at resident's convenience, if possible.
- Makes necessary repairs.
- Cleans up thoroughly.
- Observes condition of apartment and reports any unusual circumstances (i.e., size and number of pets).
Emergency Maintenance:
- Is on call for emergency maintenance duty when assigned.
- Is familiar with power, water, and gas turn offs, clean-out traps, fire extinguishers and fire hydrants.
- Knows emergency telephone numbers (fire, police, Maintenance Supervisor).
- Follows all company emergency procedures.
Other:
- Assists in maintaining inventory of tools, equipment, and supplies.
- Picks up trash on property.
- Reports all needed repairs to Management.
- Assists with other types of maintenance when necessary.
- Maintains outdoor pool when open.
Performs other duties as assigned i.e.…clears sidewalks of snow and ice, clears parking lot of trash and leaves daily.

EDUCATION AND EXPERIENCE
High school education and/or technical skills training or experience in multifamily residential building maintenance preferred.
JOB KNOWLEDGE AND SKILLS
Working knowledge of basic maintenance tools required to perform the job duties. Working knowledge of HVAC systems, household appliances and multifamily residential maintenance and familiarity with electricity, plumbing, and carpentry required.
PHYSICAL REQUIREMENTS
The physical demands described are representative of those that must be met by an employee to successfully perform the essential functions of the job. Handling -- frequently seizing, holding, grasping, turning or otherwise working with hand or hands. COGNITIVE REQUIREMENTS
Must be able to concentrate on moderate detail with little interruption. Must be able to remember simple task assignments given at the beginning of a period of time extending for several days.
ENVIRONMENTAL CONDITIONS
The work involves indoor and outdoor activities with exposure to seasonal weather and the associated temperature fluctuations. Frequent exposure to airborne dust, paint fumes and the chemicals used in surface preparation and general maintenance work.
