Community Manager Job Description
Sparks Group is looking for a Community Manager to join a dynamic and fast-paced property management team. The Community Manager will oversee and coordinate the day-to-day operations of the community, ensuring an exceptional living experience for residents, future residents, and visitors while fostering a positive work environment for team members. The ideal candidate will be a proactive leader who takes ownership, inspires team members, and maintains a high standard of excellence.
Essential Functions:
Team Leadership & Development:
Hire, train, and mentor all team members using a positive, goal-oriented approach.
Lead by example, demonstrating a high level of professionalism and commitment.
Empower team members to take on challenges and introduce innovative ideas.
Provide regular, constructive feedback to team members, document performance, and manage disciplinary procedures as needed.
Conduct ongoing training sessions to improve knowledge, skills, and customer service.
Operational Management:
Prepare and execute the community budget, ensuring financial goals are met.
Produce weekly and monthly reports for senior management.
Ensure rent collection is timely and deposits are reported and submitted to the home office.
Communicate effectively with vendors and contractors regarding work schedules, billing, and insurance requirements.
Submit invoices for prompt payment and maintain vendor relationships.
Resident Experience & Customer Service:
Provide outstanding customer service to residents, future residents, and visitors.
Build rapport with residents to foster a positive and engaging community.
Respond promptly to resident inquiries, concerns, and maintenance requests.
Conduct regular inspections of the property, including vacant apartments, to ensure the community is clean, safe, and well-maintained.
Oversee and approve lease files to ensure compliance with policies and procedures.
Leasing & Marketing:
Monitor and update online advertising to attract potential residents.
Stay informed about local market trends and make rental rate recommendations to the Regional Manager.
Work with the Maintenance Supervisor to coordinate and schedule apartment make-readies and maintenance tasks.
Risk Management & Compliance:
Report community incidents and potential liabilities to the home office.
Maintain compliance with safety and property management regulations.
Ensure all work environments, including office and model apartments, are in excellent condition.
Administrative Responsibilities:
Maintain an organized and efficient office environment, even during busy periods.
Answer incoming calls and handle inquiries professionally and efficiently.
Perform additional duties as assigned by the District or Regional Manager.
Requirements: Education:
High school diploma or equivalent required; bachelor’s degree preferred.
Experience:
Minimum of three years of property management experience, with at least one year in a Community Manager role.
Proven background in team supervision and meeting deadlines effectively.
Skills:
Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
Knowledge of Yardi or other property management software is preferred.
Strong verbal and written communication skills.
Ability to multitask and prioritize in a fast-paced environment.
Supervisory Responsibilities:
Given: Leasing Professionals and other community staff.
Received: District and/or Regional Manager.
Physical Requirements:
Must be able to walk the property, including climbing stairs.
Ability to bend, stoop, squat, kneel, push, pull, and carry supplies.
Must be able to lift up to 25 pounds as needed.
Work Environment:
Availability to work a flexible schedule, including weekends.
Combination of indoor and outdoor work environments.
