Job Title: Field Manager – Development
Overview:
The Field Manager – Development is responsible for planning, managing, and executing real estate development projects throughout all stages, including pre-construction, development, acceptance, and closeout. This position supports the Project Manager during the entitlement phase and manages the preconstruction, construction, and closeout processes. The role ensures that all projects are delivered in alignment with the approved Project Charter and contributes to the overall business administration of the organization.
Key Responsibilities:
- Provide effective leadership and project management throughout all phases of development.
- Assist in the creation of detailed Project Plans, including project scope, budget, specifications, schedules, and manpower estimates.
- Support the entitlement process by applying value engineering principles during plan and design reviews.
- Procure and manage internal and external resources during preconstruction, ensuring alignment with corporate standards, capacity, and cost-effectiveness.
- Coordinate and conduct pre-construction meetings and inspections with relevant agencies; build and maintain strong relationships with municipal, state, and federal officials.
- Manage contractors during construction using regular site visits, field observations, issue tracking, and documentation to ensure alignment with project specifications, budget, and timelines.
- Review and approve contractor invoices and change orders, verifying work completion and compliance.
- Identify scope changes, assess impacts on schedule, budget, and risk, and recommend the best path forward.
- Oversee warranty work, maintenance, utility acceptance, and compliance to ensure timely release of performance and maintenance bonds.
- Maintain thorough documentation of project progress through photos, reports, and correspondence for historical recordkeeping.
- Ensure execution of design elements including landscaping, entryways, and amenities per Project Plan, and facilitate HOA/POA-related site functions.
- Issue weekly and monthly project update reports to clients and leadership, detailing budget, schedule, and key issues.
Results & Accountability:
- Ensure projects are delivered on time, within budget, and in compliance with all project documents and the Project Charter.
- Proactively identify and mitigate project risks with appropriate strategies.
- Provide timely and transparent communication to leadership and clients regarding project status and deviations.
- Ensure adherence to all governmental regulations and quality standards.
- Maintain organized and comprehensive project records.
- Oversee smooth project turnover and timely project closeout.
- Drive project performance to support organizational revenue and profit targets.
Qualifications:
- Bachelor’s degree in engineering, construction management, or a related field.
- Minimum of five years of construction management experience, preferably in site development or commercial construction.
- Excellent verbal and written communication skills.
- Proficiency in Microsoft Office Suite, particularly Excel.
- Familiarity with project scheduling software (e.g., MS Project, MS Planner, or similar).
- Valid driver’s license with a clean driving record, reliable transportation, and willingness to travel locally and biweekly as needed.
- Strong attention to detail and ability to thrive in a fast-paced environment.
Salary : $115,000 - $130,000
