Position Summary:
Leads sales department through the development and implementation of sales and marketing strategies to achieve profit potentials and sales goal achievement commensurate with our client's objectives. Create strategic marketing plans for new land opportunities, provide product and option recommendations including, establish competitive yet profitable pricing to ensure in line with competition. Oversee all aspects of sales and marketing.
Essential Functions:
1. Oversee management of sales, marketing and closing activity
2. Ensure regular sales team rallies are being held by sales manager to lead, inspire, and train
3. Work in tandem with Sales Manager and VP of Construction, VP of Land and Division President to help ensure weekly, monthly and yearly sales and closing goals are met.
4. Monitor and enhance Sales and Marketing team/department performance efficiency to ensure that we’re striving for operational excellence
5. Assign sales and marketing teams appropriate quotas, sales, closing and traffic goals, and continuously monitor these goals as well as team morale
6. Actively and continually train department team to reach their full potential through company initiatives, prospect and broker outreach, sales and lead conversion training endorsed by the Company as well Company processes and expectations
7. Continuously challenge department staff with their professional growth
8. Ensure that competitive information is being collected and assist in analyzing data to secure market share and positioning is meeting expectations
9. Provide input of on-site and off-site marketing as well as Model Home decorating coordination
10. Recruit, hire, train, manage Sales Manager, Marketing Coordinator and Closing Coordinator.
11. Act as liaison between sales manager, home owners, production manager, office staff and other management team members to resolve issues, concerns, and questions to ensure the Company objective of 100% total customer satisfaction of both internal and external customers
12. Work with Construction and Land management to stay knowledgeable with lot releases, development issues, and construction restraints to properly instruct Sales Manager
13. Participate in Community Reviews
14. Initiate the Start Up and Close Out process of communities for effective communication to all parties
15. Lead the department’s team to continuously improve strategies on how to assist in the efficiency of our homebuilding process and stay current with all Product Development Changes
16. Monitor the communities, sales offices, model homes and spec homes for assurance in meeting the Company standards
Minimum Job Requirements:
Education:
• College degree preferred
License:
• North Carolina Real Estate Broker’s License
Experience:
• Previous new home sales management experience.
• Specific training in sales and marketing techniques
• 2 years of related job experience
• Related industry supervisory experience
• Thorough knowledge of the home building industry relative to sales and marketing
Salary : $150,000 - $200,000
