SCI, the leading real estate search firm, is seeking a Director of Development to join a national, award winning affordable, workforce, and mixed-income housing developer and investor with twenty five thousand units and $4 bil. in AUM across the country.

THE POSITION


The Director of Development oversees the entire project lifecycle from initial site assessment through construction completion and delivery. In this role, the DD will maintain communication and manage project goals, priorities, budgets, and schedules, ensuring all aspects of the project are effectively executed. This position reports to the Managing Director, Development.



What You Can Expect to Do


  • Oversee the entire development process for multifamily projects, from initial site assessment and entitlements through construction completion and final delivery.
  • Feasibility and Due Diligence
  • Site investigation, including topography, easements/title exceptions, utility availability, local zoning and development process, and yield analysis
  • Work with Acquisitions team on underwriting
  • Planning and Entitlement
  • Lead entitlements process, zoning applications, environmental reviews, public hearings, and community engagement. Ensure compliance with all regulations.
  • Lead the team in planning and analysis of design and preconstruction activities including involving the appropriate team members at the appropriate times.
  • Manage the entitlement process with all parties including community engagement
  • Analyze market data and work with VP to define development program
  • Negotiates and contracts with design team, consultants and other third parties
  • Accurately forecasts and maintains budgetary projections
  • Manage monthly financials and project reports and present to management team
  • Design and Construction
  • Interview/hire design, engineering, land-use, and any other project consultants. Negotiate and manage contracts with third-party consultants.
  • Effectively and consistently communicates project goals, priorities, budgets, and schedules to project team
  • Establish/maintain project budgets and schedules
  • Ensure plans are complete, well-coordinated and within established budgets
  • Serves as owner representative
  • Manages permitting process
  • Develop and advance design standards
  • Project Lease Up and Closeout
  • Manages the turnover to asset and property management
  • Work closely with internal teams to ensure project goals are met and timelines are adhered to.
  • Collaborate with the finance team to develop project budgets.
  • Build and maintain relationships with local government officials, community organizations, and stakeholders to facilitate project approval and support
  • Identify potential risks and develop mitigation strategies throughout the development process
  • Ensure high standards of quality and sustainability in all aspects of development, adhering to company values and industry best practices
  • Assists with easements/off-site agreements
  • Provide timely information for tax credit application to the Capital Markets team
  • Work collaboratively across departments to develop Investment Committee packages
  • Synthesizes data from construction and property management


What You Should Have

  • Bachelor’s degree in Real Estate, Urban Planning, Business Administration, or a related field; Master’s degree preferred.
  • Exposure to LIHTC financing and strong understanding of affordable development.
  • Working knowledge of local zoning and land use regulations.
  • Excellent communication and negotiation skills, with the ability to engage effectively with diverse stakeholders.
  • Demonstrated ability to manage multiple projects simultaneously and meet deadlines.
  • Proficiency in project management software and financial modeling tools.
  • Applies knowledge/skills to produce quality work in a timely and accurate manner
  • Ability to make sound decisions and problem solving timely and effectively in a fast-paced environment
  • Ability to organize self and others, prioritize tasks and manage multiple projects with competing demands
  • Proficient in Microsoft Office: Word, Excel, Outlook, and PowerPoint
  • Great respect for details
