Job Description : Porters directly impact the functionality, cleanliness and appearance of our residences, grounds and recreational activities. Among the duties they have are : Assist in the troubleshoot / repair of mechanical, and electrical problems. Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings Assist in preparation of market-ready units, including remove trash from vacant rooms (Trash outs) prior Assist Maintenance Supervisor / Property Manager and / or perform assigned maintenance tasks in a timely manner. Assist in the cleaning of available apartments and or models. Report any maintenance concerns for repairs on available apartments, models, clubhouse, and / or common areas to the Maintenance Supervisor. Participate in monthly safety meetings, ensures all MSDS sheets are current and readily accessible and keeps up to date on all OSHA and other safety-related laws to maintain property compliance. Customer Service Abilities include : Communicates clearly to residents.Responds to resident service requests and concerns in a timely manner.Reads and / or listen to resident requests / complaints in a calm and open manner.Demonstrates customer service skills by treating residents, coworkers, supervisors, and vendors with respect, answering questions in a calm and open manner from coworkers and residents. Responds sensitively to concerns / complaints about maintenance services and exhibits a sense of urgency with assigned work orders.Physical RequirementsWhile performing the duties of this Job, the employee is regularly required to stand; use hands to finger, handle, or feel; reach with hands and arms and talk or hear. The employee is frequently required to walk and sit. The employee is occasionally required to stoop, kneel, crouch, or crawl. The employee must occasionally lift and / or move up to 50 pounds.
