The Maintenance Technician ensures the property’s buildings, grounds, amenities, and common areas are maintained to high standards of cleanliness, safety, appearance, and functionality through skilled technical and mechanical work.
Description
- Perform routine maintenance and repairs on buildings, grounds, amenities, and common areas.
- Respond promptly to work orders, including after-hours on-call requests as part of a team rotation.
- Inspect public areas and apartments to ensure proper upkeep and compliance with standards.
- Maintain accurate records for air conditioning, refrigeration, pool, and spa maintenance in accordance with EPA and health department regulations.
- Ensure compliance with OSHA and safety protocols for all operations and equipment.
- Assist with seasonal tasks such as landscaping, snow removal, and pool maintenance to maintain property appeal.
- Keep tools, equipment, and storage areas secure and organized.
- Participate in training and professional development opportunities.
Requirements
- 3–5 years of relevant maintenance experience.
- Strong knowledge of mechanical systems, tools, and pool maintenance procedures.
- Excellent customer service, problem-solving skills, and attention to detail.
- Ability to lift a minimum of 75 lbs. and work standing shifts of 8–12 hours.
- High school diploma or GED preferred; valid driver’s license and reliable transportation required.
- Flexible availability, including weekends and on-call emergencies.
- Ability to work both independently and collaboratively in a fast-paced environment.
