Position Overview:
The operations Coordinator position will be responsible for coordinating maintenance and repair tasks across a varied portfolio of residential and commercial properties. This role includes managing tenant relations, responding to service requests, leasing properties, and ensuring that all properties meet the highest standards of maintenance. You will play a key role in promoting tenant satisfaction and facilitating the smooth operation of the portfolio.

Key Responsibilities:
· Oversee and prioritize all maintenance requests and service calls from tenants across both residential and commercial properties.
· Schedule and dispatch maintenance personnel or external vendors to address repairs, inspections, and routine maintenance requirements.
· Maintain comprehensive records of work orders, service requests, and maintenance activities.
· Ensure that all maintenance tasks are completed punctually, within budgetary constraints, and in accordance with company standards.
· Act as the primary point for tenants concerning maintenance issues, delivering timely and professional responses to their inquiries.
· Foster and sustain positive relationships with tenants by effectively addressing concerns and resolving issues to maintain a high level of satisfaction.
· Assist tenants with move-ins, move-outs, lease renewals, and general inquiries.
· Ensure that tenant complaints and maintenance issues are addressed promptly, with thorough follow-up to guarantee complete resolution.
· Conduct regular inspections of both residential and commercial properties to identify maintenance needs, safety hazards, and areas requiring attention.
· Collaborate with property managers to ensure that all properties are maintained in accordance with local codes, regulations, and company policies.
· Ensure that both residential and commercial spaces meet cleanliness, safety, and compliance standards with health and safety regulations.
· Evaluate vendor performance and proactively address any issues or discrepancies that may arise.
· Address emergency maintenance situations promptly as they arise, taking immediate actions to safeguard both tenants and property assets.
· Be available on-call for after-hours emergencies as necessary.
Qualifications:
· Proficient with property management software and Microsoft Office Suite.
· Must be able to respond to emergencies outside of regular office hours if needed.
· Demonstrates strong customer service skills, skilled at resolving tenant issues with professionalism and courtesy.
· Demonstrated proficiency in prioritizing tasks and managing multiple projects within a fast-paced environment.
· Strong comprehension of property maintenance procedures and building systems, including HVAC, plumbing, electrical systems and more.
· Demonstrates the ability to work both independently and collaboratively within a team.
· Demonstrates exceptional communication and organizational skills.
Preferred Qualifications:
· Experience managing both residential and commercial properties.
· Familiarity with local building codes and regulations.
· Experience in property management, maintenance coordination, or a similar role, with experience managing both residential and commercial properties preferred.
· Bilingual or multilingual skills are a plus.
