About the Role
We are seeking a highly skilled Real Estate Manager to join our rapidly growing team at Spencer Ogden, a well-established developer in the renewable energy sector.
This is an exceptional opportunity for an individual with experience managing complex real estate title and survey projects in the solar, storage, and data center industries.
Key Responsibilities
- Diligence and Title Management: Perform comprehensive diligence on preliminary title reports, vesting deeds, legal descriptions, and ALTA surveys to verify ownership details and evaluate condition of title.
- Title Curative Issues: Identify, track, and resolve title curative issues and provide regular updates to the company.
- Title Insurance Negotiation: Lead negotiation of title insurance underwriting in conjunction with outside counsel and financing parties.
- ALTA Survey Coordination: Coordinate ALTA survey revisions, including configuring lease and easement boundaries and communicating site constraints with Engineering teams.
- Outreach and Negotiation: Conduct outreach to landowners and third parties in pursuit of resolution of title issues, including negotiating crossing agreements, releases, non-disturbance agreements, and modifications.
- Agreement Review: Review, evaluate, and revise agreements in collaboration with outside counsel in advance of commencement of construction, such as lease and easement agreements (and associated memoranda, amendments, and terminations), and estoppels.
- MAPPING AND RESEARCH: Experience working with mapping resources (i.e., Google Earth, GIS, ALTA survey, etc.)
- SURFACE WAIVER AGREEMENTS: Coordinate mineral research reports and secure surface waiver agreements with support from consultants.
Requirements:
