Overview
The Regional Property Manager is responsible for overseeing the entire operations of a diverse portfolio of apartment communities across Florida. As a Regional Property Manager, you will manage a portfolio of 1,300 units across 7 properties spanning from Daytona to Miami, consisting of Class A, B, and C communities. You will supervise all phases of operations, including personnel, customer experience, marketing, leasing, maintenance, rehab supervision & owner representation, financial planning and management, administration & risk management, pre-development consulting, new business development and due diligence. The position is considered remote but requires approximately 75% travel to properties. As a leader, you will ensure compliance with SPM’s company policies and procedures, safety and fair housing guidelines, and liability concerns while positioning the portfolio for continued growth.

Required Skills And Abilities
- Effective data collection, validation and auditing skills.
- Strong analytical skills to run financial models, evaluate properties, and analyze all aspects of the local real estate markets.
- Advanced Analytical & Financial Reporting background utilizing Business Intelligence tools
- Assist in the development of the annual operating budgets
- Excellent writing and oral communication skills with ability to present reports and communicate technical or numerate data in a clear and concise manner.
- Experience leading renovation and value-add initiatives across multiple properties
- Ability to work effectively under pressure in a remote environment.
- Must be a self-starter with the ability to work independently and think proactively and strategically.
- Proficient in the use of Excel, Word, PowerPoint and Property Management Systems.
- Capability to work within the team and work within a diverse, collaborative and driven professional environment.
- The position does require the ability to communicate effectively in English, and the ability to perform advanced business mathematical functions.
- The position requires the ability to deal well with people and exhibit strong leadership skills. Evidence of leadership qualities must be exhibited with the region, the company and/or the industry.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Comfortable with a remote working arrangement that requires significant travel (75%).
- Bachelor’s degree (4-year) required.
- Minimum 8 years of onsite property management experience.
- Minimum 3 years of multi-site management experience.
- Experience with a mix of Class A, B, and C communities.
- Experience with value-add and renovation initiatives highly desired.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Must have basic knowledge of Fair Housing Laws, OSHA requirements and EEOC.
- Routine local travel is required to attend training classes, client visits, site visits or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. Overnight travel usually required.
- Oversee the entire operations of 7 properties (1,300 units across Florida’s East Coast)
- Be a direct line of communication to the property’s ownership group, participating in weekly and monthly leasing and financial reviews.
- Manage property financial performance to meet ownership objectives
- Ensure consistent service delivery and community standards across the portfolio
- Drive overall profit and loss performance of all properties
- Identify growth opportunities within the portfolio
- Conduct regular site visits to provide hands-on leadership and guidance
