The following are skills needed to perform the essential functions of janitor-floor tech. The ability to:
- Responsible for the maintenance, cleanliness, and security of the facility.
- Works closely with the Maintenance Supervisor to implement the operation, maintenance and repair program for the facility.
DUTIES AND RESPONSIBILITIES
The duties and responsibilities of the Maintenance Tech include cleaning and sanitizing according to established policy and procedures, as well as maintaining high standards of cleanliness and hygiene, all in accordance with current applicable federal, state and local standards, guidelines and regulations, policies and procedures, and as may be directed by the Maintenance Director or other person assigned to the supervisory role. The person holding this position is delegated the responsibility for carrying out the assigned duties.
ESSENTIAL FUNCTIONS OF THE JOB
The following job functions have been determined to be essential to the position of a Maintenance Tech. Because of fluctuations in workload demands, as well as tasks often overlapping, frequency ranges and percentages vary by assignment, day of week, day, evening or night shift, etc. However, low frequency and percentage or duration of time spent on a particular task may not indicate lack of importance. Spring Haven Senior Living reserves the right to modify this list of essential and other functions as deemed necessary.
- Advises and consults with Director of Central Services on maintenance and repair needs concerning structure, equipment, and grounds.
- Inspects all equipment and systems regularly for compliance with local codes, ordinances, and safety regulations. Responds to emergency calls in the facility, as needed.
- Sweep and or clean parking lot and exterior walkways.
- Maintains lawn, lawn equipment, and exterior of building; including fences and walkways.
- Prepare units for move-ins and/or move-outs in a timely manner.
- Handling work orders, as directed by the Director of Central Services, for units and building.
- Runs errands, handles incoming and outgoing freight; lifts and moves furniture and equipment.
- Maintain and clean pool and pool area along with all exterior furniture.
- Participate in fire and safety programs and drills.
- Read and understand the Emergency and Disaster Plan

- Know the location and operation of all fire and emergency equipment located in the general work area. Know evacuation routes and exits in the work area.
- Attend all mandatory meetings and in-service training sessions.
- Maintain a professional attitude and consistently work cooperatively with residents, families, supervisor, co-workers and ancillary service providers.
- Perform other related duties as assigned.
OTHER
In addition to the essential job junctions described above, the following job functions are important to the propter fulfillment of the duties of the Maintenance Tech.
- Must demonstrate the ability to work with others and the elderly.
- Must have the ability to follow oral and written instructions. Display a cooperative attitude working with others.
EDUCATION REQUIRED
For the safety, health and welfare of the residents, employees and others, the Maintenance Tech will have a high school diploma or equivalent with general knowledge of electrical, plumbing, painting, housekeeping, and other related fields.
EXPERIENCE
Spring Haven Senior Living requires the Maintenance Tech to have a minimum of six months experience working in a hospital, skilled nursing care facility or other related medical facility.

PHYSICAL STRENGTH REQUIRED
A Maintenance Tech must be capable of lifting a minimum of fifty pounds. Spring Haven Senior Living has determined that performing the essential functions of the job of Maintenance Tech requires minimal strength and agility for most routine tasks.
