TKo Hospitality is a full-service, award-winning hospitality management company with two Hotels in Newark Delaware. We are seeking an Area Sales Manager to be responsible for securing groups, conventions, and individual business travel by building and establishing relationships with customers in our companys continuing effort to deliver outstanding guest service and financial profitability. This position supports SpringHill Suites Newark and Hyatt Place Newark and reports directly to the Regional Director of Sales & Marketing.

Essential Job Functions

  • Solicit new and existing accounts to meet/exceed business travel revenue goals through telephone prospecting, outside sales calls, site inspections and written communication.
  • Advanced level of producing business transient revenue through directly soliciting business via aggressive prospecting, making presentations, developing contracts, negotiating and closing sales.
  • Maximize revenue by selling all facets of the hotel, both orally and in written form to previous, current and potential clients.
  • Handle account details so that all pertinent aspects of solicitation and closing are complete and documented. Coordinate various departments' participation in servicing accounts
  • Prepare information for, meet with and entertain clients as deemed appropriate by potential business from that account.
  • Communicate both verbally and in writing to provide clear direction to all departments in the hotel to ensure high quality of service to customers.
  • Build and maintain relationships with accounts, peers, and clients.
  • Identify and develop strategic business relationships with industry partners and other potential customers.
  • Participate in business review meetings, department meetings, training and other sales-related meetings as required.
  • Attend trade shows, community events and industry meetings.
  • Comply with attendance rules and be available to work on a regular basis.
  • This individual will take the lead on the development of new business opportunities that supports the hotels overall growth strategy.
  • Actively engage with Global Sales, Convention Bureau and Intermediaries to retain existing customers and secure new business for the Hotel..
  • Develop, execute and communicate a monthly, quarterly and annual business plan for a designated market.
  • Maintain up to date pipeline of business opportunities that will meet the short and long term business objectives for the designated market.
  • Represent hotel in all interactions dealing with their customers relative to sales, including creating business proposals and executing contracts.
  • Conduct site inspections through masterful story telling with prospective and existing customers based on their individual needs.
  • Coordinate customer specifications (including room, food and beverage and meeting space requirements) via identified lead management system. Enter and maintain pertinent account and booking information in Delphi FDC and/or Envision in accordance with defined standards.
  • Research, solicit and generate new leads for business opportunities through database research and proactive sales efforts, maximizing new room revenue and meet and exceed lead generation goals.
  • Create and execute plan to shift share from your competitors.
  • Engage in outside sales activities to uncover needs, build relationships and to win new business.
  • Negotiate contracts and commission agreements with end user customers and intermediaries.
  • Provide solutions that both achieve and protect the financial goals of the hotel while strengthening relationships with customers.
  • Be aware of guest satisfaction scores and brand standards and work toward increasing departmental and overall guest satisfaction. Resolve customer complaints and anticipate potential problems by reviewing and monitoring operational issues, business flow and associate performance.
  • Lead, develop and support associates to ensure they are performing in accordance with established standards and TKo core values.
  • Answer inquiries pertaining to hotel policies and services and resolve guests complaints and concerns.
  • Greet and welcome client representatives and guests, responding to requests in a timely, friendly and efficient manner.
  • Participate in department/hotel meetings.
  • Practice safe work habits, wear protective safety equipment and follow MSDS and OSHA standards.
  • Perform other duties as requested by management.

  • Must have knowledge of computers and training techniques.
  • Maintain a professional appearance and manner at all times.
  • Ability to exercise judgment in evaluating situations and in making sound decisions.
  • Must have strong interpersonal skills and cordial behavior.
  • Work schedule varies and may include working on holidays, weekends and alternate shifts as dictated by business and staffing levels.
  • Requires standing for extended periods, walking, pushing, lifting up to 25 pounds, bending and reaching, stooping, kneeling or crouching.
  • Excellent communication, organization, written and guest relations skills.
  • Strong organizational, project management and detail orientation skills, with the ability to multi-task in order to meet a variety of deadlines.
  • Strong interpersonal skills and a can-do positive attitude.
  • A true desire to satisfy the needs of others in a fast-paced environment.
  • Associate or Bachelors degree in the hospitality field preferred. Two Years Hotel Sales experience.
  • Full-Service Hotel Sales experience recommended.
  • Fosse and Envision knowledge a plus. Experience selling group rooms in addition to full-service conferences.
  • Travel locally to conduct outside calls, visit all 3 properties, promote the hotel and review competition.
  • Proficient with Microsoft Office.
