Position Summary
We are seeking a dedicated Construction Project Manager / Superintendent to oversee and manage construction projects from inception to completion. This hybrid role requires both high-level project management skills and on-site supervision to ensure projects are completed on time, within budget, and to the highest quality standards. The ideal candidate will be adept at coordinating with various stakeholders, managing resources effectively, and maintaining compliance with all safety and regulatory requirements.
Scope of Work
- Project Planning & Initiation: Develop comprehensive project plans, including defining project scope, Assisting with budgeting, scheduling, and resource allocation.
- On-Site Supervision: Oversee daily on-site operations, ensuring adherence to project plans, safety protocols, and quality standards.
- Team Coordination: Lead and coordinate the efforts of construction workers, subcontractors, and consultants to achieve project objectives.
- Stakeholder Communication: Serve as the primary point of contact for clients, architects, engineers, and other stakeholders, providing regular updates on project status.
- Risk Management: Identify potential project risks and develop mitigation strategies to address them proactively.
- Regulatory Compliance: Ensure all construction activities comply with local, state, and federal regulations, including obtaining necessary permits and licenses.
- Quality Assurance: Implement quality control measures to ensure all work meets specified standards and client expectations.
- Project Closeout: Oversee final inspections, ensure completion of punch lists, and facilitate smooth project handover to clients.
Key Responsibilities
- Budget Management: Monitor project expenditures, manage cost controls, and ensure projects remain within budgetary constraints.
- Scheduling: Develop and maintain project schedules, ensuring timely completion of milestones and overall project delivery.
- Safety Oversight: Enforce strict adherence to safety protocols, conduct regular safety meetings, and ensure a safe working environment for all personnel.
- Documentation: Maintain accurate project documentation, including contracts, change orders, daily logs, and progress reports.
- Problem-Solving: Address and resolve any issues or conflicts that arise during construction promptly and effectively.
- Resource Management: Ensure optimal utilization of labor, materials, and equipment to achieve project efficiency.
- Client Relations: Build and maintain strong relationships with clients, ensuring their needs and expectations are met or exceeded.
Qualifications
- Education: Bachelor’s degree in construction management, Civil Engineering, or a related field is preferred. Relevant experience may be considered in lieu of a degree.
- Experience: A minimum of 3-5 years of experience in construction project management or superintendent roles, with a proven track record of successfully completed projects.
- Certifications: Possession of relevant certifications such as OSHA 30-Hour, PMP (Project Management Professional), or CCM (Certified Construction Manager) is highly desirable but not required.
- Technical Skills: Proficiency in construction management software (e.g., Procore, Builder trend or similar), scheduling tools (e.g., MS Project, Primavera, Monday), and standard office applications such as Office package and basic computer skills.
- Knowledge: Strong understanding of construction methodologies, materials, and regulatory requirements. Ability to read and understand architectural and/or engineering floor plans.
- Leadership: Demonstrated ability to lead diverse teams, foster collaboration, and drive project success.
- Communication: Excellent verbal and written communication skills, with the ability to effectively interact with all project stakeholders.
- Problem-Solving: Strong analytical and problem-solving abilities, with a proactive approach to addressing challenges.
Working Conditions
- Environment: Combination of office and on-site work environments, with exposure to varying weather conditions and construction site hazards.
- Physical Demands: Ability to navigate and inspect all areas of the construction site, including climbing ladders, scaffolding, and operating in confined spaces.
- Work Hours: Flexibility to work extended hours, nights, or weekends as project demands require.
- Travel: Travel Must be necessary to attend meetings, visit project sites, and to be able to run effectible projects from jobsite offices. Traveling up to 50% of the time.
