Leasing Consultant
The Leasing Consultant is responsible for coordinating all activities related to apartment rentals, move-ins, move-outs, and lease renewals. This role interacts directly with prospective and current residents to maximize occupancy, ensure resident retention, and maintain high levels of customer satisfaction.
Key Responsibilities:
- Provide exceptional customer service by listening, understanding, and responding to the needs of prospective and current residents.
- Generate and manage leasing traffic, qualify prospective residents, lease apartments, and complete lease documentation.
- Ensure model apartments are properly maintained and in touring condition.
- Conduct property tours and introduce prospective residents to available units and community amenities.
- Process lease renewals and ensure timely delivery of renewal paperwork to residents.
- Maintain accurate records of leasing traffic, applications, and resident interactions.
- Follow up with prospective residents through phone, email, and other communication channels.
- Convert phone inquiries into scheduled appointments for property tours.
- Inspect apartments prior to move-ins to ensure they meet move-in standards, coordinating with the maintenance team as needed.
- Create and maintain confidential resident files, ensuring all lease paperwork is accurately completed.
- Complete weekly leasing reports in an accurate and timely manner.
- Assist with daily opening and closing procedures for the leasing office.
- Support resident relations by ensuring service requests are properly documented and addressed.
- Conduct market research by shopping competitive properties.
- Assist in inspecting buildings and common areas, reporting maintenance needs to the appropriate team.
- Process work order requests and ensure timely completion of maintenance tasks.
- Provide clerical support as needed, including answering phone calls, filing, and processing invoices.
- May assist with planning and implementing resident events to encourage engagement and retention.
- Ensure compliance with company policies, health and safety regulations, and all applicable local, state, and federal laws.
- Perform other duties as assigned.
Education and Experience:
- High school diploma required.
- At least one year of sales experience preferred.
- One year of residential leasing experience preferred.
Schedule:
- Must maintain a regular schedule, which may include work outside standard business hours, weekends, and non-traditional holidays.
Work Environment and Physical Requirements:
- Office and property-based work environment with occasional travel as needed.
- Ability to lift, push, and pull up to 25 pounds.
- Must be able to sit, stand, reach, bend, and stoop for extended periods.
- Strong verbal communication skills, including the ability to provide detailed instructions and handle resident concerns.
- Visual and auditory abilities to assess property conditions and safety concerns.
- Ability to manage multiple tasks and work in a fast-paced environment.
- Must maintain a valid driver’s license, clean driving record, and current auto insurance.
- Must comply with all safety regulations.
Job Type: Full-time
