Maintenance Supervisor
Key Responsibilities:
- Oversee daily maintenance operations and physical upkeep of the property, ensuring compliance with company policies and local, state, and federal regulations.
- Ensure compliance with the company’s risk management program.
- Contribute to and adhere to the property maintenance budget.
- Manage and coordinate maintenance team tasks, including service requests and unit make-readies.
- Review and track service requests to identify and address chronic maintenance issues.
- Respond to maintenance-related concerns in a timely manner while maintaining professionalism.
- Perform various maintenance functions, including electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance in accordance with state guidelines.
- Conduct general carpentry repairs, including wallboard repair, countertop and cabinet replacement, finish carpentry, window and glass repair, door and lock repair, and ceramic tile repair.
- Carry out preventative maintenance tasks such as siding repairs, painting, lighting maintenance, sprinkler system upkeep, pool maintenance, golf cart servicing, and elevator inspections.
- Ensure timely and accurate completion of work orders, meeting company standards and resident satisfaction.
- Conduct daily inspections of property grounds, buildings, and common areas to maintain safety and cleanliness standards, identifying any necessary repairs or replacements.
- Manage property emergencies, including inclement weather events, fires, and floods.
- Communicate maintenance issues to the property manager and leadership team.
- Ensure compliance with safety and risk management regulations.
- Monitor response times for emergency on-call/after-hours maintenance and participate in the rotation as necessary.
- Promote customer satisfaction through high cleanliness and curb appeal standards while maintaining a professional and courteous relationship with residents.
- Foster positive relationships with residents, neighboring properties, and relevant agencies.
- Conduct pre-move-in and post-move-out inspections, ensuring quality unit turns are completed on time.
- Mentor and guide maintenance team members.
- Maintain a professional appearance and demeanor, setting a positive example for the team.
- Administer and oversee the company’s risk management program.
- Solicit and coordinate with suppliers and contractors, ensuring compliance with company policies.
- Collaborate with property leadership through regular property walks to address maintenance challenges and operational concerns.
- Ensure maintenance costs remain within budget and provide input on future budgeting.
- Perform other duties as assigned by property leadership.
Education and Experience:
- High school diploma or equivalent required.
- Minimum of three years of experience in property management or a directly related field.
- General maintenance and carpentry skills required.
Schedule:
- Must maintain a regular schedule, which may include work outside standard business hours, weekends, and non-traditional holidays.
Work Environment and Physical Requirements:
- Property and office-based environment with exposure to outdoor elements.
- Ability to lift, push, and pull up to 25 pounds.
- Must be able to sit, stand, reach, bend, and stoop for extended periods.
- Ability to observe and detect maintenance and safety issues through hearing and vision.
- Strong verbal communication skills, including the ability to provide detailed instructions.
- Ability to handle stressful situations and resolve conflicts effectively.
- Must maintain a professional appearance and adhere to prescribed uniform policy.
- Valid driver’s license, clean driving record, and current auto insurance required.
- Must comply with all safety regulations.
