Job Summary:
We are seeking a highly motivated Property Manager to oversee the management and operations of commercial office spaces. The ideal candidate will be responsible for ensuring the properties are well-maintained, tenants' needs are met, and all financial objectives are achieved. This role requires strong leadership, problem-solving skills, and a deep understanding of commercial real estate.
Key Responsibilities:
- Operations Management:
- Oversee the day-to-day operations of office properties, ensuring that all building systems (HVAC, electrical, plumbing) function efficiently.
- Coordinate routine inspections, repairs, and maintenance activities to keep the property in optimal condition.
- Manage third-party service providers, contractors, and vendors to maintain high standards of service delivery.
- Tenant Relations:
- Act as the primary point of contact for tenants, addressing their concerns, lease inquiries, and ensuring satisfaction.
- Facilitate tenant onboarding, move-ins, and move-outs, ensuring compliance with lease terms.
- Handle tenant requests, such as space modifications, additional services, and maintenance issues.
- Financial Management:
- Prepare, monitor, and report on operating budgets, including rent collection, expenses, and capital improvements.
- Ensure timely rent collection and enforce lease compliance, including addressing delinquencies.
- Assist in the preparation of financial reports, including profit and loss statements, and budget variances.
- Lease Management:
- Collaborate with interested parties to maximize occupancy rates by attracting and retaining tenants.
- Do lease negotiations, renewals, and ensure all leasing documentation is up to date.
- Ensure all tenants comply with the terms of their lease agreements and coordinate enforcement when necessary.
- Capital Improvements:
- Identify and recommend property enhancements and capital improvement projects to maintain or increase property value.
- Oversee project management for renovations, upgrades, and new installations within the property.
Job Type: Part-time
Pay: $22.46 - $23.41 per hour
Expected hours: 30 – 35 per week
Schedule:
- Monday to Friday
- Weekends & holidays off
- Weekends as needed
