What are the responsibilities and job description for the General Maintenance Tech III position at St John's College?
General Purpose: Ability to monitor, evaluate, and independently execute necessary minor repairs across multiple building systems including electrical, plumbing, HVAC, carpentry and painting.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.
- Responsible for independently monitoring the work order system, identifying and executing user requests within the scope of their duties.
- Performs minor electrical repairs such as replacing fuses, bulbs, and batteries.
- Responsible for preventative maintenance and testing on emergency lighting and fire extinguishers and associated record keeping.
- Perform routine daily inspections on campus system to evaluate heating/cooling units, check pressures/temperatures and other systems.
- Fix broken windows, adjust door closures/locks, cut keys, replace acoustical tiles, and window treatments.
- Maintains tools and equipment and keep supplies and parts in order.
- Follows all necessary protocols with respect to personal and public safety.
- Assist electrician with installation of lighting, switches, outlets and motor installation/repair.
- Assists Plumber in installation and repair of faucets, toilets, pumps and kitchen equipment.
- Assist Carpenter in door installations/repair, furniture repair/refinishing and fabricating
- Assists with snow removal and other exterior projects as needed.
- Must be available for after-hours emergencies.
- Other duties as assigned

QUALIFICATION REQUIREMENTS:

Knowledge of general building and systems practices. Physical strength to perform duties, lift and/or move up to 40 pounds regularly. Ability to pass background check.
EDUCATION and/or EXPERIENCE:
High School degree or equivalent. 7 years progressive experience in commercial line of electrical, plumbing or carpentry or general construction. Proficiency with hand tools and power equipment including power drills, hammer drills, table saw, band saw, miter saw etc. Knowledge of exterior masonry repairs a plus. Ability to work independently.

- Ability to communicate effectively.
CERTIFICATES, LICENSES, REGISTRATIONS:
- Valid state driver's license required with clean driving record.
- OSHA 10-hour certification a plus.
- Ability to obtain DOT medical certification.
- Prefer professional certifications in commercial line of electrical, plumbing or carpentry or general construction.
