SUMMARY : The Maintenance and Floor Care Technician at St. John’s United is responsible for maintaining the facility's physical plant and property through preventative maintenance and custodial duties, ensuring a safe and efficient environment. This role focuses on floor cleaning and maintenance.
ESSENTIAL JOB FUNCTIONS : MAINTENANCE / GROUNDS
Assure that the building, plant and equipment are cleaned and maintained in a safe, quality manner that meets state and federal guidelines and provides a comfortable environment for residents, visitors and staff.Respond and address special facility needs identified in the form of Repair Requisitions.Paints, refurbishes and repairs specified areas throughout the facilities.Coordinates with subcontractors following Plant Operations Supervisors’ and Cottage Leadership’s directions for necessary maintenance and repairs in the CottagesSet up outdoor furniture and decor for events.Clean patios with Life Enrichment Team.Light snow removal.Outdoor sweeping, leaf blowing debris, Washing buildings and walkways.Works as directed by supervisors on repairs, preventive maintenance, remodel and construction projects including but not limited to :Installing and replacing indoor lightingMoving furnitureHanging picturesPhone line transfersRoom turnoversWall repair and paintingAppliance repairReplacing filtersRecurring inspections / checks on the following items :Beds / mattressesMechanical roomsDoor closuresWater softenersDishwater temperaturesOven temperaturesOutletsESSENTIAL JOB FUNCTIONS : FLOOR CARE / HOUSEKEEPING
Sweeps, mops, buffs, strips and re-waxes floors.Vacuums and Shampoos carpets inclusive of hot water extraction.Auto scrubbing a variety of hard floor surfaces.Dusts surface areas.Disposes of trash and replaces liners in common areas and offices.Organizes and cleans entrance and common areas.Washes windows and coordinates with third party window cleaning company.Cleans range hoods and coordinates with third party hood cleaning companyCleans restrooms, kitchens, and main living areas.Follows housekeeping procedures when cleaning move-outs or preparing for move-ins.Covers leave time of Environmental Services Lead.Participates in special projects with Environmental Services Lead (ex : cleaning light fixtures, cleaning bathroom fans)Removing lint from dryer vents.Use preventative maintenance software to document supplies / materials.Restocks paper / soap supplies in kitchens and bathrooms.Notifies Plant Operations Supervisors and Cottage Leadership of necessary supplies and materials needed in maintenance and environmental service work throughout the Cottages.ESSENTIAL JOB FUNCTIONS : SAFETY

REQUIREMENTS :
High School Diploma or GED required. One or more years of experience in related field preferred. Experience in floor care, construction or plant maintenance setting is desirable.
Knowledge, skills, and abilities required
Ability to accept responsibility and account for his / her actions.Ability to do minor carpentry, painting, plumbing and electrical.Ability to operate and maintain work tools.Ability to safely use machinery.Ability to understand written and verbal communication.Ability to lift and manipulate heavy objects.Ability to understand and follow safety policies and procedures.Knowledgeable or willing to learn in areas of plant operations, construction, maintenance, plumbing and repair.Knowledgeable or willing to learn computer software and programs.PHYSICAL DEMANDS :
Requires heavy physical work more than 70% of the time, including lifting up to 50 pounds, pushing, pulling, carrying, walking, and bending for prolonged periods of time.
WORKING CONDITIONS :
