SUMMARY: Responsible for the direction and management of the plant and grounds keeping operations of St. John’s Regional campuses

ESSENTIAL JOB FUNCTIONS:

Supervision:

  • Interviews and selects candidates for open positions.
  • Trains and supervises current and future staff as campus continues to grow.
  • Conducts periodic performance reviews for staff.
  • Coaches and disciplines staff as necessary.
  • Assists Regional Administrator in developing annual operating budgets.
  • Responds to the facilities special needs.
  • Coordinates subcontractors for campus repairs and maintenance as necessary.
  • Works with SJU Plant Ops on periodic quality checks, on call, system wide resources and talents (include receiving occasional help from and providing to multiple campuses) as directed by Plant Ops Director.
  • Attends SJU Plant Ops meeting either online or in person as time allows.
  • Participates in call, vacation coverage, and after hour emergency response in conjunction with multiple campus systems.
  • Schedule and assign jobs as required.

Repairs:

  • Completes routine work orders in a timely manner and reports on status.
  • Responds and addresses special facility needs.
  • Works independently on remodel and construction projects.
  • Paints, refurbishes and repairs specified areas throughout the facilities.
  • Orders necessary supplies and materials needed for repairs.

Maintenance:

  • Oversees, prioritize, and manage maintenance projects throughout the campus.
  • Assures that the plant and equipment are maintained in a quality manner that
  • Meet state and federal guidelines and provides a comfortable environment for residents, visitors and staff.Responds to special facility needs as requested by staff and residents in a timely manner (includes during emergent/important non routine hours and additional support to on call staff when not personally on call during rotation.)
  • Oversees and performs routine preventive maintenance to ensure that vehicles, machines and equipment continues to run smoothly, building systems operate efficiently, and the physical condition of buildings do not deteriorate.
  • Responsible for overseeing the proper maintenance and repair of the boilers and emergency power systems on the campus.
  • Ensures that maintenance and repair records are retained.

Safety:

  • Obeys safety rules of St. John’s United
  • Identifies, reports, and/or corrects obvious safety hazards
  • Routinely places wet floor signs or other safety warning materials to notify others of hazards.
  • Tracks and work with campus security for annual state inspection, compliance test, emergency response training of all WyndStone staff for Cardex procedures and facility shutoff controls
  • Perform and coordinate in house snow removal and maintenance of grounds
  • Works with rekeying doors and locking system
  • Will have basic CPR, transfer, etc training to assist residents
  • Attends mandatory safety in-services
  • Regularly participates in Safety Committee meetings as an active member

Employee Responsibilities:

  • Follows policy and procedures on TB testing
  • Follows policy and procedures on annual influenza vaccinations
  • Attends all mandatory in-services
  • Performs other duties as assigned by the Director of Facility Services or person in charge of area where work is being done
  • Assist other departments inclusive of occasional transportation of residents
  • Keep Director updated on projects
Requirements:

Minimum Requirements: High School Diploma or GED, 3-5 years of experience in related field. At least 2 years of supervisory or management experience preferred. A current (or ability to obtain) State of Montana Low Pressure Boilers License, Refrigeration License and Certified Pool Operator’s license preferred.

Knowledge, skills, and abilities required:

  • Knowledge of OSHA standards.
  • Ability to accept responsibility and account for his/her actions.
  • Ability to do minor carpentry, painting, plumbing and electrical.
  • Ability to operate and maintain work tools, equipment, and plow truck.
  • Ability to safely use machinery.
  • Ability to understand written and verbal communication.
  • Ability to lift and manipulate heavy objects.
  • Ability to understand and follow safety policies and procedures.
  • Computer skills; word, excel, access, and e-mail.

PHYSICAL DEMANDS:

Requires heavy physical work on a regular basis including lifting up to 50 pounds, pushing, pulling, carrying, walking, and bending for prolonged periods of time.

WORKING CONDITIONS:

  • Work involves some exposure to dirt, dust, snow, cold, fumes, unpleasant odors, and/or loud noises.
  • Work involves some exposure to hazards, bloodborne pathogens, or physical risks, which require following basic safety precautions.
  • Normal health care environment.
  • Work involves exposure to plants and animals within the environment.
  • Works in temperature extremes of winter and summer.
