POSITION: SUPERVISOR/FACILITY TRADE GENERALIST

 

Hours: 7:30 am – 4:00 pm (12- month Position)

Lunch: ½ hour

 

FOCUS: The Supervisor/ Trade Generalist will maintain and supervise all aspects of maintaining a building, plant and grounds. Incumbents will supervise staff of the Housekeeping and Maintenance department in assigned duties and tasks.

 

PRIMARY RESPONSIBILITIES: Including but not restricted to:

 

  1. Maintain campus and building plant.

 

  1. Opening building (daily).
  2. Monitor and maintain all aspects of the facility through daily rounds; electrical, heating, and plumbing systems.
  • Start up, regulate, and shut down boilers. (seasonally)
  • Make sure equipment operates safely, efficiently and economically.
  • Perform repairs and maintenance as needed. Log data related to the operation of equipment (record levels and relevant system measures, etc.)
  • Perform duties related to basic electrical tasks, including but not limited to: changing light bulbs, outlets, basic rewiring,
  • Perform duties to basic plumbing tasks, including but not limited to repairing faucets, sinks, toilet, sump pumps and other facility equipment.
  • Perform duties related to general repair and maintenance including but not limited to: carpentry, drywall and plastering, painting, in classrooms and throughout the entire facility

 

  1. Development of Housekeeping and Maintenance Manual.
    1. Continue to update and implement the Housekeeping & Maintenance manual.

 

  1. Ensure Facility Health and Safety Compliance
    1. Fire Alarm and Lockdown systems & Exit Lighting.
    2. Elevator operation checks (daily).
    3. Snow and Ice removal oversight.

 

  1. Conduct grounds and facility maintenance as needed according to season independently or in conjunction with contractors.

 

  1. Perform physical labor - Duties include but not limited to moving furniture, air conditioners, tools and materials, etc.(max. 50 lbs.) and lifting/climbing ladders.

 

  1. Oversee Safety Procedures - Understand basics of school alarm/bell systems, protocols for emergencies such as lockdowns, fire drills.

 

  1. Oversee routine inspections by outside agencies (NYFD, DOB, CAT1, TET, DEP, DOH) annual vehicle inspection, fire extinguishers and Ansul system.

 

  1. Oversee plant compliance (kitchen, refrigeration as per DOE specification, etc.).

 

  1. Coordinate and communicate with supervisor, and other team members to understand schedules, workload, and set priorities.

 

  1. Assist with:

 

A) Daily monitoring and maintenance of building plant and equipment for repair

Included but not limited to:

      1. Heating system
      2. Electrical System
      3. Alarm System ( Fire Lockdown Security)

B) Ordering Supplies, communicate with all relevant vendors

C) Coordinate building inspections and facility projects with Supervisor, review masonry and roofing needs

D) Oversee, execute and file maintenance request forms

 

  1. Plan and manage the Housekeeping and Maintenance department budget
  • Manage inventory and oversight of supplies and equipment for successful operation of Housekeeping/ Maintenance Department.
  • Arrange for safe storage/distribution of supplies.
  • Supply paper goods for students/staff needs.
  • Determine and implement needs of staff for uniforms and cleaning materials.

 

  1. Provide written performance Evaluations for all Housekeeping and Maintenance staff annually.
    • Maintain on-going documentation of staff’s performance – Positive performance that warrants recognition and sub-standard performance requiring monitoring or disciplinary action (in conjunction with the Business Manager).
  2. Assist and support Housekeeping/maintenance staff:
  3. Develop and implement schedules for the staff.
  4. Periodically check work areas to insure all scheduled work is being completed in a timely and efficient manner.
  5. Review “Maintenance Request Forms” on a daily basis, distribute work to appropriate staff.
  6. Receive and distribute all school deliveries to proper rooms or offices.

 

  1. Coordinate and monitor the “set-up” for all special occasions (graduation, communion, all staff meetings, Board meetings, etc.) in conjunction with the Project Coordinator.

 

  1. Participate as a member of the School Safety Team.

 

  1. Open the building by 7:30 AM daily. (Executive Director is the back up for this function.)

 

RELATED RESPONSIBILITIES:

 

  1. Assist Housekeeping and Maintenance staff.
  2. Help with cleaning and deliveries.
  3. Assist in the maintenance of school vehicles.

4. Transport passengers in the SJSD van as needed.

 

PROFESSIONAL QUALIFICATIONS/Requirements:

 

  1. NYFD Certificates of Fitness (Standpipe S-13 & Fire Alarm System S-95 & F-07)
  2. Possess and maintain a current CDL License.
  3. Asbestos training. (Preferred, not required)
  4. Excellent judgment in planning projects, able to work independently and work as part of a team.
  5. Knowledge of plant management (systems, etc.)
  6. Strong interpersonal skills and work ethics.
  7. Consistent approach to staff supervision.
  8. Training/Certifications: OSHA, First Aid, Fire prevention, Lead abatement, Daycare clearance.

 

PERSONAL QUALIFICATIONS:

 

1. Flexibility and the ability to respond to changes or emergencies

2. Responsible and independent in fulfilling the components of the job.

3. Ability to work with others and to share skills.

4. Commitment to learn and use sign language.

SALARY RANGE

Range of Pay   $69,580- $84,239
