Summary:
Responsible for overseeing and maintaining buildings, grounds and equipment at various facilities and offsite Archdiocesan properties. Performs a variety of general maintenance to include minor carpentry, electrical, plumbing, HVAC, and painting. Must be able to manage and oversee staff including some volunteers.
Essential Duties and Responsibilities
- Performs daily, weekly and monthly inspections of all buildings and structures to evaluate needed repairs and plan routine maintenance work.
- Performs repairs or general maintenance at various sites including minor carpentry, electrical, plumbing, HVAC, glazier, masonry, janitorial and painting tasks.
- Performs preventive maintenance of facility equipment, including HVAC and other equipment.
- Ensures, buildings, roofs, vehicles, and fire extinguishers have updated inspections.
- Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
- Uses tools ranging from common hand and power tools such as hammers, hoist, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices to complete maintenance and repairs.
- Responds to maintenance request ticket system by next business day for assigned work and respond immediately to after hour building maintenance emergencies.
- Reports all facility issues that are not immediately repairable to the Business Manager.
- Moves and assists in transporting furniture and delivery of items to and from various facilities/sites. May require personal vehicle use for job related responsibilities.
- Maintains security of all Parish owned buildings including checking, opening, closing and locking doors and windows, activating and deactivating building alarm and responding to alarm calls after and during regular work hours.
- Performs a variety of tasks in the maintenance and alterations of landscape areas: mow, weed, trim grass and shrubs, minor tree trimming and haul off, check and repair irrigation systems.
- Prepares, sets up and breaks down meeting room set up per work order request to include tables, chairs and meeting equipment.
- Maintains an inventory of facility maintenance items, and order supplies as necessary.
- Makes purchases as necessary in relation to the maintenance and servicing of vehicles and buildings.
- Maintains record of scheduled maintenance procedures.
- Keep facilities records on various systems, alarms, fire, security and licensing up to date.
- Maintains vendor relationships.
- Secures approval from Pastor before utilizing the services of a Contractor.
- Oversees and inspects Contractor work during and after the work is being performed to ensure high quality.
- Ensure that all buildings and outside areas are serviced monthly by pest control.
- Implements planned maintenance programs for equipment and buildings.
- Implements and supervises a comprehensive cleaning plan for church & school facilities including sweeping, dusting, washing, vacuuming, waxing.
- Supervises custodial staff.
- Performs supervisory functions for employees including timecard and time-off approvals and performance reviews.
- Ensures overall upkeep of facilities and grounds.
- Other duties as assigned.
Additional Responsibilities:
- Performs the duties of Parish Safety Coordinator including:
- Maintains a formal record of all inspections, tests, repairs and/ or updates
- Maintains files of all municipal and state safety/ security guidelines
- Maintains ADA equipment (AED equipment, first aid kits etc.) ensuring equipment is up to code and in proper working order
- Performing regular inspection and operational performance of all fire and security alarms and equipment (fire extinguishers, sprinkler systems, etc.), scheduling and overseeing repairs and updates as needed.
- Serves as 1st point of contact for security and fire alarms
Supervisory Responsibility: This position supervises custodial staff.
Requirements
Qualifications: To perform this job successfully, an individual must be able to perform each essential function satisfactorily. Must be flexible and be able to work occasional evenings/weekends and be able to travel locally. Must be able to pass a background check.
Education and/or Experience: High school diploma or general education degree (GED) and 2-3 years of responsible experience in building and mechanical, equipment maintenance and repair; or an acceptable equivalent combination of education and experience. Good skills in the use of hand and power tools. Proven experience with facility project research, contract negotiation skills and project management. Excellent hands-on experience and knowledge of carpentry, plumbing, electricity, heating and A/C, grounds upkeep and other maintenance areas and 2-3 years proven supervisory experience including timecard approval and performance review functions.
Preferred Additional skills: Licensed plumbing, electrical and HVAC, Previous buildings maintenance staff manager experience. Strong organizational shills with ability to plan and organize to meet parish goals and deadlines. Strong project and time management skills, Strong interpersonal skills and ability to communicate with all levels of staff and management.
Language skills: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence, ability to effectively present information in one-on-one and small group situations to other employees of the Organization. Bi-lingual in English/Spanish preferred but not required.
Mathematical skills: Ability to add, subtract, multiply, and divide in all units of measure using whole numbers, common fractions and decimals. Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics.
Reasoning Ability: Ability to define a problem, collect information, establish facts, and draw valid conclusions/recommendations. Ability to deal with problems using experience and common sense understanding to carry out detailed written or oral instructions.
Certificates, Licenses, Registration: Valid Texas Drivers License & Auto Liability Insurance.
