Maintenance Director

A Faith-Based, Nonprofit, Short-Term Rehabilitation and Skilled Geriatric Care facility sponsored by the Carmelite Sisters for the Aged and Infirm, we've served the community since 1964. We are seeking to hire a Maintenance Director.
$80K to $90K annually based on circumstances including skills, qualifications, degrees and certifications, prior job experience, training, market data, and other relevant factors.
Maintenance Director Introduction: Maintenance Director is responsible for planning, organizing, developing, and directing the Maintenance and Environmental Services Department in accordance with local, state and federal regulations, established home policies and procedures, and as may be directed by the Administrator to provide the best care and services to the residents. This role requires a proactive approach to building systems, maintenance tasks, and ensuring all operational functions are fully optimized.
Maintenance Director Qualifications:
- High School Diploma or equivalent.
- Minimum three (3) years’ experience in a supervisory capacity, in a maintenance/plant related position.
- Licensed in accordance with applicable standards, codes, labor laws, etc.
- A working understanding electrical systems, HVAC systems, and various mechanical and architectural systems.
- Valid driver’s license.
- Previous experience as a Maintenance Director with a Skilled Nursing Facility, or Long Term Care Facility preferred.
- Knowledge and ability to use designated software.
- Must have the ability to read, write, speak, and understand the English language.
- Must have sound knowledge of Federal and State regulations pertaining to fire codes and Life Safety.
Maintenance Director Job Summary:
- Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs and activities.
- Be familiar with all critical components such as fire alarms, sprinklers, emergency exits, evacuation plans, fire suppression systems, and emergency lighting and is capable of ensuring these systems are properly maintained, regularly tested, and fully operational.
- Ensure the home remains in compliance with all federal, state and local regulations for Life Safety Code compliance.
- Prepare operating and staffing budgets for maintenance.
- Ensure maintenance staff are properly trained and follow safety policies and procedures.
- Ensure proper planning, direction, participation, and supervision of both preventative and unplanned maintenance and repair activities to include painting, plumbing, carpentry, HVAC, and electrical work.
- Purchase within budgetary responsibilities the general maintenance tools, supplies and equipment, safety equipment, and trains others in their appropriate use.
- Ensure the home’s Fire Safety program complies with the 2012 version of the Life Safety Code and Health Care Facilities Code.
- Perform regular safety inspections of the home and document the findings.
- Perform routine repair and maintenance and maintain accurate records.
- Schedule department work hours (including vacation and holiday schedules), personnel, work assignments, etc.
- Ensure home’s compliance with multiple OSHA standards.
- Assist with the development, implementation and drilling on the Emergency Preparedness Plan.
- Ensure the home’s Fire Safety program complies with the NFPA 101 Life Safety Code 2012 and NFPA 99 Health Care Facilities Code 2012 Editions.
- Serve on Quality Assurance and Assessment Committee, Infection Control, Antibiotic Stewardship, Safety and other various committees.
