JOB SUMMARY:
Test, inspect, repair, install and maintain a variety of heating, air conditioning, and ventilation equipment including, but not limited to; fan/coil units, heat pumps, VAV systems, roof top units, energy recovery units (ERU’s), refrigerators, freezers, coolers both walk-in and reach-in types, gas and electric fired hot water heating boilers, forced-air furnaces, exhaust fans, fin-tube boilers, and, cabinet heaters, cabinet heating/cooling units, control equipment including solid-state, digital and air cooled chillers.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Demonstrate a working knowledge to maintain, troubleshoot, test, and repair air handling units, terminal boxes, ductwork, and other HVAC airside equipment
· Install, maintain, and repair heating and cooling water equipment including boilers, fan coil units, radiators, water softeners, water heaters, and circulating pumps.
· Perform essential systems inspections, testing, and maintenance activities. Document the results of these activities for regulatory compliance and respond appropriately if the equipment is deficient.
· Install, troubleshoot, and repair kitchen equipment. Perform verification procedures to ensure equipment is operational according to the manufacturer's recommendations.
· Plan, create, and place orders for spare parts to address urgent repair and maintenance needs. Maintain parts inventory.
· Maintain and manage Building automation systems.
· Demonstrate a working knowledge of code and other requirements for documentation procedures related to inspection, testing, and maintenance.
· Demonstrate a working knowledge of the healthcare accreditation process, recognize the agencies that perform surveys, and the typical compliance survey process and schedule.
· Assure completion and maintenance of current, accurate, and thorough records of all testing, inspection, and maintenance procedures to satisfy compliance requirements with applicable codes and standards.
· Review documents for completeness, accuracy, and compliance with established procedures; investigate and correct errors within the designated scope of responsibility.
· Perform standard protocols using personal protective equipment.
· Demonstrate an understanding of the negative outcomes that could result from contamination. Use standard means and methods to prevent contamination and the spread of hospital-associated infections.
· Promote productivity and efficiency in the workplace. Observe and appropriately apply methods for overcoming distractions that prevent successful time management.
· Create and stick to deadlines and apply the appropriate recovery process when a schedule slip occurs. Transition or delegate tasks to others.
· Coordinate with third-party vendors and other customers to ensure all testing and maintenance projects and documentation are accurate and received promptly.
· Plan, organize, prioritize, and assign work orders and special projects within the department.
· Assume additional responsibilities as directed to achieve resident satisfaction.
· Proactively identify resident needs and expectations and strive to meet them with efficient, safe, and compliant facility operations.
· Keep users informed or updated on the status of equipment or facilities undergoing repair or renovation. Follow up on problems after work is completed or transferred to another team member.

Pay: $18.46 - $32.00 per hour
