Director, Site Acquisition

THE POSITION:
At STACK, the Director, Site Acquisition is responsible for front-end site strategy, market prioritization, site intake, and initial vetting of data center development opportunities. The role will play a key part in shaping STACK’s future growth by prioritizing expansion opportunities in existing and new markets, and will shepherd projects through the early stages of site diligence and negotiations. The ideal candidate will have extensive site selection experience, and be proficient in sourcing, evaluating, and negotiating complex transactions for industrial scale developments. Experience negotiating land, infrastructure, and development agreement contracts is essential, along with the ability understand and align interests across disparate stakeholder groups. This role spans the Americas, and the preferred candidate will have broad geographic experience and relationships throughout (at a minimum) the US. Key activities for the Director, Site Acquisition role include:
- Help define and implement STACK’s market growth strategy
- Identify and prioritize markets for data center expansion, based on key industry location drivers and changing market dynamics
- Conduct initial intake and triage of inbound site opportunities to determine which warrant further consideration
- Conduct proactive outreach in select existing markets, and target new markets, to source prospective new sites
- Lead initial diligence to assess feasibility, timing, cost, and potential capacity for new opportunities
- Develop and maintain strategic relationships with utility providers, real estate brokers / developers, economic development officials, policy influencers, and other key stakeholders in the data center ecosystem
- Negotiate and provide input on data center development transactions, including supporting legal instruments (LOIs, PSAs, utility contracts, development agreements, etc.)
- Interface with internal and external partners, including capital partners, development, finance, construction, design and engineering, sales, legal, tax, and consultative resources
- Prepare business cases and recommendations for leadership approval
- Partner with sales team to pitch new opportunities to clients
THE DETAILS:
- Location: Flexible (Denver, CO, Northern Virginia, or Bay Area preferred)
- Travel: 25%-50% domestically
- Compensation: $190,000 - $210,000 bonus potential
- Must be eligible to work in the United States
- Must pass comprehensive background screening.
MUST-HAVE QUALIFICATIONS:
- Bachelor’s degree in real estate, business or technical discipline preferred
- Minimum 8 years of prior experience with industrial-scale site selection or development, data centers or other mission-critical facility functions
- Significant experience leading complex real estate transactions, including contracting for land and utilities
- Strong quantitative / analytical, creative thinking, communication, and organizational skills
- Comfort creating processes and implementing strategies and procedures that serve an organization
- Ability to execute, process, and prioritize tasks with minimal-to-no supervision
- Ability to manage multiple projects and collaborate with internal staff, external consultants, vendors, and other stakeholders
- Baseline understanding of accounting principles related to budget development and oversight preferred
- Proficient in Microsoft Office product suite
