A real estate investment and property management firm in Lakeland, FL, is seeking a Property Manager to join their team. In this role, you will manage and oversee the complete property management lifecycle for assigned single-family residential properties. The ideal candidate must possess a valid Real Estate License and have the required single-family residential management experience.

What You’ll Be Doing
- Welcomes new property owners promptly after signing agreements
- Guides owners through account setup and property review
- Manages single-family property listings and vacancy rates
- Conducts market research to optimize property pricing and visibility of properties
- Completes move-in, mid-lease, and move-out inspections and assist with tenant onboarding, address any concerns promptly
- Monitors tenant payments and manage delinquencies
- Administers legal processes and evictions as needed
- Oversees move-outs and ensure property condition is maintained
- Creates quarterly reports and strategy sessions
- Supports owners with market insights and educational resources
- Leads lease renewal negotiations and communicates rent increases based on market analysis
- Manages invoicing and payment tracking for property fees
- Ensures compliance with collections policies, legal standards, and safety regulations
- Prepares detailed inspection reports for stakeholders
- Coordinates maintenance requests, oversees work orders, and ensures cost-effective maintenance solutions
- Manages capital expenditure projects and owner contributions
- Manages turnover budgets and communicates with owners
- Promoted continuous learning and adherence to company values
- Meets or exceeds KPIs for tenant retention and owner satisfaction
- Analyzes financial performance and recommends revenue optimization strategies
- Presents performance reports and implement improvement initiatives
Who We’re Looking For
- Possesses and maintains a valid real estate license, required
- Single-family residential property management experience, required
- Expertise in using property management software, specifically AppFolio, is required. The candidate should be able to efficiently use all software features, including data entry, report generation, and system management.
- Comprehensive understanding of the laws and statutes applicable to property management within the jurisdiction. This includes knowledge of tenant rights, property standards, and compliance regulations.
- Possesses leadership abilities with strong skills in team coordination, conflict resolution, and building professional relationships
- Exhibits a customer service-oriented approach with a record of maintaining high tenant satisfaction
- Excellent verbal and written communication skills are essential. Capable of drafting clear and professional reports, correspondence, and documentation and effectively communicating with tenants, owners, and team members.
- Must possess outstanding organizational abilities and excellent time-management skills. Should be adept at prioritizing tasks, managing multiple projects simultaneously, and meeting deadlines.
- Strong attention to detail is critical for ensuring accuracy in lease documentation, financial transactions, and compliance with policies and regulations
- Ability to work independently with minimal supervision, demonstrating initiative and the capacity to make informed decisions based on property management best practices
- Approachable and capable of creating a positive environment for tenants and staff
What You Can Expect
- $45,000 – $60,000 annually, based on experience
- Monday – Friday, 8:00am – 5:00pm
- This is an in-office role
