Staffing Now has partnered with a leader in the commercial construction industry, in search of a Project Manager, on a direct hire basis, to join their exceptional team. The Project Manager will manage project activities to ensure adherence to cost, schedule, and quality standards. Applies independent judgment in the daily oversight and management of projects.
Principal Duties :
Preconstruction / Estimating
- Collaborate with the team on proposals, presentations, and review general conditions and terms, ensuring alignment with project goals.
- Develop and maintain a preconstruction schedule, conduct constructability reviews, and provide budget updates as needed
- Coordinate with Estimating to develop subcontractor bidder lists, review insurance / bonding requirements, and manage sub bids.
- Review prime contracts, provide feedback, develop contract and project schedules, and track special or utility requirements.
Job Planning / Set Up
Collaborate with Controller to establish job numbers, set up contract folders, and obtain necessary permits.Review project drawings, specifications, and prepare cost codes, updating regularly as changes occur.Develop and manage submittal requirements, schedule of values for Owner billings, and review procedures with relevant teams.Monitor subcontractor documents (contracts, insurance, bonds) and review mobilization and site access plans with Superintendent.On Going Project Management
Lead weekly project meetings, distribute minutes, maintain project logs (RFIs, Submittals, PCOs), and review with the Superintendent.Monitor and track submittals, deliveries, labor reports, and process change orders and invoices promptly.Update CPM schedule monthly, review cost reports, and prepare project forecasts in collaboration with the Project Executive.Conduct weekly site inspections, ensure quality work, address critical issues, and maintain strong relations with subcontractors.Skills & Abilities :
Extensive experience in preconstruction, construction, and post-construction phases of big box retail projectsStrong problem-solving skills, adept at managing diverse variables in environments with limited standardizationProven leadership and supervisory skills, with the ability to manage and direct teams of 30 individualsSkilled in coordinating with retail store setup teams and personnel to ensure smooth project executionExcellent client relationship management, including introducing new clients and organizing meetings with executivesEffective communicator with the ability to present information clearly in oral, written, and graphic formatsExceptional interpersonal and technical writing skills, with the ability to communicate effectively across all levels using various mediums (telephone, email, digital cameras, etc.)In-depth knowledge of permitting and inspection processes across various jurisdictional authoritiesStrong mathematical skills, including calculating proportions, percentages, area, and volume, and applying basic algebra and geometry conceptsProficient in MS Project for schedule management and experience with CPM scheduling and estimatingBasic Qualifications :
Minimum of 5 years of recent experience as a Project Manager for a general contractor, overseeing projects for national retailersBachelor's degree from an accredited four-year college or university, with a focus in construction management, engineering, or a related fieldLEED accreditation is highly desirableCompensation and Benefits
The compensation for this position starts at $120,000 a year but can pay higher based on experience. Insurance, and other benefit options that are offered include :
