What are the responsibilities and job description for the Regional Property Manager position at STAN Residential?

The Regional Manager holds responsibility for the operational, financial and managerial performance of multi-family properties within their assigned territory (Cleveland, Columbus & Atlanta). The ideal candidate is organized, has exceptional communication skills, problem solving skills, and is comfortable with creating and reviewing analytical reports. Responsibilities may include but are not limited to the following:
ESSENTIAL JOB FUNCTIONS
- Recruit, train on-site staff on best practice policies and procedures to ensure they are able to perform their jobs at peak levels; this can include processes for collections, renewals, leasing, maintenance, team communication, resident communications, management software, accounting practices and more
- Audit the daily activities of the on-site teams to ensure all our processes are being followed correctly according to company policy.
- Evaluate performance of onsite team
- Create a positive work environment and develop a high-performing operations team.
- Oversee marketing and outreach programs of each property to ensure optimal occupancy rates and delinquency percentage goals for each property are achieved.
- Resolve any customer service, managerial or operational issue that has escalated beyond the Property Manager
- Analyze and forecast maintenance spending based on future needs; Prepare and submit preliminary annual budget for all properties in assigned portfolio
- Work with the maintenance team and Property Managers to ensure projects scheduled according to priority and that purchase orders are generated per company policy
- Manage the financial performance of assigned property portfolio including revenue and expenses, invoice review & approvals, occupancy rates, delinquent accounts, etc.
- Oversee the capital improvement projects at each apartment community and interface with the maintenance team as necessary regarding timeliness, problem resolutions, etc.
- Travel to each property at whatever frequency is necessary to achieve goals & objectives.
- Meet with local vendors to obtain quotes for onsite jobs; secure home office approvals
- Generate required reports for management team
- Fill in as needed for the on site team
QUALIFICATIONS
- 3-5 years of experience as a Regional Manager
- 5 or more years’ experience of managing others
SPECIAL SKILLS REQUIRED
- Proficient with Microsoft Office (Outlook, Word and Excel) and ability to learn various other software.
- Knowledge of Onesite or other property management software highly desirable
- Must be able to travel ~30% of the time to assigned properties in their region
- Ability to work a flexible schedule
- Ability to read and interpret documents such as lease agreements, safety rules and other related documents
- Strong problem-solving skills combined with a collaborative approach.
- Knowledge of Fair Housing and Labor laws and regulations.
Job Type: Full-time
Pay: $85,000 - $95,000 per year
