GENERAL STATEMENT OF JOB
The Assistant Project Manager reports to the Director of Operations and is responsible for assisting the Project Manager and/or Senior Project Manager with the daily management, supervision, coordination, and successful completion of the project(s) to meet time and cost objectives with respect to contracting, scheduling, estimating, bidding, and contract administration functions.
ESSENTIAL JOB FUNCTIONS
- Assist the Project Manager with the overall plan for construction of the project.
- Assist in the development of cost estimates of assigned projects.
- Solicit and obtain bids from subcontractors and material suppliers.
- Secure properly executed subcontract and purchase order agreements, insurance certificates, bonds and other documents as required to protect the interest of the Company.
- Have a good working knowledge of all project documents, including specifications, plans, submittals, subcontracts, shop drawings, scheduling, and any other project specific documents.
- Ensures that the project is constructed in accordance with the contract requirements and specifications and with the required quality.
- Liaising with project stakeholders concerning project details and deliverables
- Assisting in the planning and implementation of projects
- Helping to coordinate and manage project tasks and deliverables.
- Analyzing data as required
- Perform takeoffs and accurately estimate paint projects.
- Conducting administrative duties, such as setting up meetings, drafting invoices and drawing estimates
- Tracking and reporting project progress
- Perform other duties assigned.
EDUCATION, EXPERIENCE AND TRAINING
- Preferred four (4) year degree in a construction-related curriculum or equivalent field. OR any equivalent combination of education and experience which meets the required knowledge, skills, and abilities.
- 2 years commercial construction experience
- Familiarity with construction methods and materials
- Multi-Family Experience a plus
- Strong mathematical skills
- Excellent verbal and written communication skills
- Capacity to work well under pressure and enforce project schedules.
- Demonstrated experience working with cross functional team members to achieve goals.
- Proficient in the use of Microsoft Office, On-Screen Takeoff, Quick Bid and Procore Project Management software.
- Valid drivers license in good standing.

- Must have the capacity to accomplish multiple tasks all at once efficiently.
- Well-versed in construction terminology and operations.
- Has extensive experience in processing documents, including bids, reports, permits, and other necessary paperwork.
- Has effective and creative planning strategy skills.
- Must have outstanding time management skills especially with dealing with time-constricted projects.
- Should be knowledgeable about construction policies and protocols.
- Exemplary interpersonal skills and can work in a team.
- Ability to relate to the clients concerns and address them accordingly.
- Detail-oriented and able to complete all the required tasks with success.
- General knowledge of commercial construction.
- Ability to read/interpret blueprints and spec drawings.
