Job Summary

As a Maintenance Technician, you will work closely with our Property Manager, Company Owners and other support staff to ensure the proper functioning and maintenance of our buildings. Your role is crucial in providing our residents high-quality, safe and comfortable housing and protecting our client’s value.
You will be primarily responsible for the maintenance of a rental and multifamily properties in Pierce County, WA.
Main Responsibilities:
- Provide excellent customer service, working with our residents, property managers, and staff in a friendly and professional manner
- Respond to maintenance request work orders from residents and property managers in an efficient, quality and cost-effective manner
- Routinely inspect and diagnose the property outside and common areas, including life and safety hazards and concerns
- Prepare apartments for move-ins, completing unit turns and managing full unit renovations
- Obtain bids from outside vendors, schedule vendor work and follow-up on adequate completion
- Close out work orders and work with property manager and bookkeeper on final billing
- Troubleshoot maintenance issues virtually or over the phone
- Collaborate and plan with owners on unit turns and rehabs and execute the plan
- Collaborate with Maintenance Coordinator and Property Managers on preventative maintenance plans and execute such plans
- Help identify new vendors and subcontractors where needed
Required Skills/Abilities:
- Well-rounded technical skill set

- Ability to pass a drug screening, reference check and background check
- Apartment maintenance / renovation experience
- Proficient in unit turns and renovations including:
- Demo and prep
- Flooring prep for install
- Hardware install
- Tile install
- Fixture install (bathroom kits, blinds etc.)
- Door/closet install
- Basic electrical - lighting/outlets/switch install
- Basic plumbing – clogs, faucets, shower heads etc.
- Basic drywall repair and paint

Location and Type: Full time hourly employment, Pierce County, WA. Estimated 40 hour per week work week Monday - Friday. Some weekend and overtime flexibility potential with commensurate compensation or bonuses.
