Ensures proper maintenance of all SMHA properties in conjunction with site staff; assigns work and oversees proper completion of the work. Inspect sites regularly to ensure maintenance work is being performed correctly. Identifies areas for improvement and provides direction and assistance in developing measurable plans of action for accomplishing the work.

Essential Duties and Responsibilities:
- Supervises, coordinates, and schedules the work of maintenance staff in conjunction with Asset Management.
- Responds to after-hours emergency calls.
- Exercises independent judgment and initiative in determining the best, most cost-efficient, and effective methods for completing work assignments.
- Oversees and/or develop preventative maintenance programs.
- Oversees unit turns.
- Ensure proper training for all maintenance staff.
- Working with maintenance contractors as assigned.
- Ensures regulatory compliance and develops SMHA policies and procedures related to maintenance, repair, and renovation.
- Conduct staff meetings as needed.
- Compliance with applicable bargaining unit agreements.
- Assesses maintenance projects to determine scope and materials.
- Submits all required paperwork and reports accurately and promptly, including monthly and annual reports on maintenance performance, activity, and personnel issues.
- Provide appropriate solutions to maintenance issues and questions.
- Accurately tracks maintenance staff work orders; ensures that work orders are entered and closed appropriately.
- Participation and assistance as needed with all audits and/or compliance initiatives.
- Coordinates weekend and after-hours on-call duty. Responds in person to after-hour crises.
- Assists with inventory at all locations.
- Other duties as assigned.
Education, Experience, and Certifications:
- High School diploma or equivalent required.
- Bachelor’s Degree Preferred or Associate’s Degree and five years of supervisory experience in skilled maintenance.
- An equivalent combination of education, experience, and training, which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
Qualifications/Skills:
- Leadership skills include communication, planning, scheduling, and budgeting.
- Knowledge of the U.S. Department of Housing and Urban Development (“HUD”) preferred.
- Fair Housing Regulations
- Working with a Bargaining Unit (Union) staffed organization.
- State Employment Relations Board (“SERB”) regulations.
- Computer skills: Housing/Property Management Software (Yardi) and Microsoft Office
- Reading of blueprints and schematics
- Working knowledge of electrical and mechanical systems
- OSHA Safety regulations
- Valid Ohio driver’s license and be insurable under SMHA policies.

- Working indoors and outdoors. Potential exposure to hazardous conditions at times. Working in moderate to severe temperature or weather conditions. The environment may produce excessive loud noise at times.
