First Shift, 7:30 AM to 4:00 PM.� Monday through Friday. Hybrid schedules (office/telework) may be available, offering the flexibility to work remotely at times. THE ROLE The Construction Services Assistant Project Manager acts as a technical assistant to a Construction Services Project Manager or Construction Services Associate Project Manager in review of complex construction plans, drawings, specifications and change orders for completeness, accuracy and consistency with contract documents, codes and agency or statutory requirements. Responsibilities include, but are not limited to: Participating in electrical, mechanical, structural, civil or telecommunications projects. Consulting with project managers, supervising project managers, consultants, engineers and other design reviewers during design stage of new projects or proposed alterations to existing facilities. Performing specialized duties in coordinating general construction, electrical, structural, HVAC and plumbing inspectors in respective phases of building construction. Researching acceptability of products, systems, design and new technology. Providing advisory services to staff regarding code applications and resolution of field problems. Auditing and approving monthly requisitions for work completed. Verifying architect change recommendations. Advising supervisors regarding job conditions, deviations from contract documents, potential delays and claims or conditions with potential for litigation and/or arbitration and makes recommendations for resolution. May conduct inspections of new or existing buildings, additions and renovations during construction or upon completion for compliance to codes. May represent project managers at job meetings. May prepare and maintain construction records and reports. Performing related duties as required. ABOUT US Construction Services Project Management operates in four teams, each lead by an Assistant Director of Project Management (ADPM). These teams include Project Managers, Associate Project Managers, and Building Construction Specialists who administer and oversee the State's vertical construction and renovation projects as 'Owner's Representatives'. The division is collectively responsible for over $1,600,000,000.00 in design and construction projects for twenty-four (24) State agencies. The Assistant Project Manager supports either a Construction Services Project Manager or Construction Services Associate Project Manager on their assigned projects. PURPOSE OF JOB CLASS (NATURE OF WORK)

In the Department of Administrative Services this class is accountable for performing the most complex duties in the area of engineering OR coordinating all phases of design for state buildings including the architectural, engineering, code review, cost review or equipment functions.

EXAMPLES OF DUTIES

KNOWLEDGE, SKILL AND ABILITY

Considerable knowledge of principles, practices and methods of architectural or engineering design, building design and design aspects of building modification and construction;� project management;� Knowledge of building materials and codes;� contractual documentation;� Considerable oral and written communication skills;� Considerable ability to read and interpret construction drawings.

MINIMUM QUALIFICATIONS - GENERAL EXPERIENCE

Seven (7) years of experience in the design, construction, leasing and/or management of commercial, industrial or institutional building projects involving any combination of the following:� architectural or engineering design or review;� construction supervision;� leasing; facilities management or project management.

MINIMUM QUALIFICATIONS - SPECIAL EXPERIENCE

Two (2) years of the General Experience must have included responsibility for contract or change order negotiations and/or coordination of architectural, engineering, code review, cost review, equipment and physical operations.

MINIMUM QUALIFICATIONS - SUBSTITUTIONS ALLOWED

College training in architecture, engineering or construction management may be substituted for the General Experience on the basis of fifteen (15) semester hours equalling one-half (1/2) year of experience to a maximum of four (4) years for a Bachelor’s degree. A Master's degree in architecture, engineering or construction management may be substituted for one (1) additional year of the General Experience.

PREFERRED QUALIFICATIONS

A degree in architecture, engineering, or construction management. Experience with Construction Project Management Software (PMWeb, Procore or e-Builder). Experience with Microsoft Suite including, Word, Excel, Project, Teams and OneDrive. Experience in architectural or engineering design, construction supervision, facilities management or project management. Experience in Critical Path Scheduling.
