About the Job:
This position is located in the Mortgage Servicing Division of SC Housing. This position supports the Collections and Foreclosure Services Manager in managing the delinquency portfolio and full delinquency reporting activities to insurers. The Default Counselor is responsible for contacting, counseling and assisting SC Housing mortgagors facing financial difficulties. A key function of this job is proactively seeking innovative solutions by fully utilizing insurer-approved loss mitigation strategies in order to mitigate defaults and reinstate mortgage loans. In doing so, you will help maintain the financial stability and long-term viability of SC Housing lending programs.
Your duties will include:
- Contacting delinquent borrowers using written and verbal communication, within established guidelines.
- Counseling delinquent borrowers in an attempt to cure the defaulted loan.
- Documenting and preparing collection efforts for internal and external reporting requirements, to include audits and the foreclosure management review committee.
- Preparing delinquency reporting to FHA, USDA and VA mortgage insurers.
- Maintaining knowledge of Default and Loss Mitigation guidelines for conventional, FHA, USDA, and VA insurers.
- Processing debit card payments by phone.
Agency Minimum Qualifications*:
A high school diploma or GED and a minimum of five (5) years of full-time experience in housing finance, banking, real estate, and/or another housing related field.
*An equivalent combination of education and experience may be substituted to meet the agency’s minimum requirements. (i.e. 1 year of education = 1 year of related experience)

- Ability to interpret and apply laws, regulations, policies and procedures relevant to program requirements.
- Ability to work within strict deadlines, multi-task, and manage time effectively, prioritizing tasks and processing time sensitive materials in a fast-paced environment
- Excellent verbal and written communication skills in order to write letters and other business-related correspondence that are professional in appearance and content
- Excellent customer service and interpersonal skills with the ability to maintain effective working relationships with department staff, coworkers, and external customers
- Current and relevant knowledge of personal computers, windows operating system, and Microsoft Office Suite
- Ability to maintain organized, accurate, and updated files
Must be able to lift and carry files, books, and reports weighing up to 20 lbs. Must be able to perform filing, desk work, and operate general office equipment. Must be able to sit or stand for prolonged or intermittent periods of time while sharing, gathering, or presenting information to other staff members or external parties. The employee must be able to perform these tasks with or without reasonable accommodations. - A bachelor's degree in business administration, accounting, management or related field of study.
- Experience with mortgage servicing platforms is preferred.
