Responsibilities of the HVAC/Energy Management Systems Technician II:
- Plan for, implement, and complete, assigned maintenance, repair, and renovation of HVAC tasks professionally and safely in order to minimize unexpected and premature equipment failures in accordance with established policies, procedures and good work practices, and to ensure FM owned and contracted buildings are in safe working order and compliant with codes and regulations.
- Conduct system reviews by completing monthly record logs showing the operating conditions of the equipment in all FM owned and contracted facilities to ensure they are maintained to established guidelines.
- Perform weekly chiller checks and record findings. Perform boiler checks and test primary/secondary low water cut offs when needed.
- Learn and effectively utilize the SCEIS plant maintenance phone app provided by Admin to reflect work time using specific corrective and preventative maintenance work orders effectively and accurately. Complete as required all daily work order entries on the SCEIS plant maintenance phone app on all assigned tasks to document work order number, time worked, location of work, supplies and materials used.
- Utilize high-skilled HVAC experience to identify, anticipate, recommend, and request equipment, material, supplies, and training needed to ensure that necessary resources are available to complete work tasks and to improve efficiency, effectiveness, and safety in completing assigned tasks.
- Anticipate and recommend major repairs and replacements of mechanical systems for future budgeting purposes.
- Keep supervision informed about the current condition on building equipment in all FM owned and contracted facilities to ensure problem issues are quickly addressed in accordance with established policies and procedures.
- A high school diploma or equivalent and experience in the installation, repair or maintenance of heating, ventilation, and air conditioning (HVAC) and refrigeration systems or in the operation and maintenance of HVAC mechanical and building control systems; experience in the installation, repair, or maintenance of building systems (General Building Maintenance).
- Experience in chemical application for boiler, chiller, cooling tower and closed loop systems and air conditioning and heating systems.
- Required to have a Refrigerant Transition and Recovery Certification.
- Knowledge of national and local (HVAC and General Building Maintenance) regulations and code requirements.
- Knowledge of trade safety practices, techniques, methods, requirements, and practices in building operating systems.
- Skill in making emergency repairs, adjustments to trade equipment and troubleshooting.
- Basic computer skills and the ability to comprehend blueprints, plans, specifications, and equipment manufacturer's technical bulletins.
- Ability to communicate in writing and orally, maintain accurate records relating to time, materials and services provided; and work with and assist other trade specialists as needed.
- Must possess a valid Class "D" South Carolina Driver's license.
- Position may be required to work evenings and weekends.
- Position may be required to report to work during emergency situations.
