Job Overview
We are seeking a motivated and detail-oriented Leasing Consultant to join our dynamic team. This position is responsible for assisting in the overall leasing and management of the Meridian at Fondren Apartments. This includes assisting in the marketing and promotion of the property, showing vacant units to prospective customers, maintaining 98% occupancy rate, responding in a timely manner to residents’ problems or complaints, collecting rent, filing judgments in court on late-paying customers, handling & depositing money, submitting reports, ensuring accurate and timely reporting of financial transactions, creating a community environment which requires reducing turnover, ensuring prompt turnover when units become vacate, accounts payable, producing budgets, exceeding budget and NOI expectations, assisting with maintaining positive appearance of property, and being proactive on all matters.
Responsibilities
- Posting rent/depots/NSFs/Collection of rents
- Approve and code invoices
- Maintain vendor files
- Shop vendor prices
- Purchase materials and supplies
- Maintain tenant files while conducting regular audits
- Move-outs: security deposit refunds, utility transfers
- Verify and qualify applications
- Enforce community guidelines
- Lease renewals
Skills
- Strong customer relationship management abilities to foster positive interactions with potential tenants.
- Proficiency in Yardi or similar property management software is highly desirable.
- Excellent conflict management skills to handle tenant disputes effectively.
- Familiarity with property leasing practices and relevant regulations.
- Accurate data entry skills for maintaining tenant records and lease agreements.
- Understanding of facilities management principles to assist in property upkeep.
