Steelhead does not manage third-party assets and focuses on NOI and cash flow optimization within a portfolio of owned assets. SteelHead is responsible for managing day-to-day operations for a portfolio of residential, commercial, and mixed-use assets. The property management division manages over 3,000 residential units and 200,000 SF of commercial space in the Richmond, Tidewater, and DC markets. Our goal is to make sure our owners and investors receive the maximum return on investment by the way of increased distributions and asset value.
Job Description :
We are seeking a highly motivated and enthusiastic individual to serve as Program Director for a rapidly growing and dynamic property management organization. This position is responsible for helping to provide a vibrant social lifestyle for residents at Lake Forest at Swift Creek, a newly built 55 community in Midlothian, VA. Responsibilities :
- Creative, energetic, enthusiastic, patient, flexible, encouraging, and team oriented.
- Creates a positive atmosphere for residents with an engaging variety of activities.
- Promotes the community in a positive manner and effectively communicates community values to residents, families, and team members.
- Provides outstanding services to all residents, family members, and visitors.
- Effectively communicates verbally and in writing to team members, families, and residents.
- Conducts surveys evaluating current activities and suggesting new ones.
- Prepares a schedule of activities and newsletter one month in advance of its implementation, which is amended when necessary to reflect changes.
- Reviews schedule of activities with Property Manager before finalizing and posting.
- Possesses computer skills to create calendar online / electronically.
- Ensures that a full activity program is offered seven days a week.
- Maintains resident birthday list and ensures birthday cards are delivered to residents on the day of their birthday.
- Works closely with appointed community team members to coordinate activities / programs.
- Posts the current monthly, weekly, and daily schedule of activities in public areas and distributes to community staff.
- Attends and participates in a monthly resident meeting with Property Manager and works with them on proposed agenda.
- Participates in budgeting process.
- Meets monthly budget targets, with any variances to be discussed with Property Manager.
- Accommodates special events, evening, and weekend programs, etc., in work schedules.
- Manages vendor partners and volunteers.
- Other duties as assigned in support of the community.
