ommercial Construction Project Manager Responsibilities
The Project Manager is accountable for the successful completion and overall outcome of construction projects. This role requires in-depth knowledge of project drawings, specifications, schedules, and budgets. The Project Manager oversees safety and quality, collaborating closely with project superintendents to ensure site management is effectively supported. They also partner with estimating staff for project handoff, budget creation, and project buy-out, demonstrating expertise and professionalism as representatives of the company’s core values.

Key Responsibilities :
Develop Cost-Effective Plans and Schedules :
Create and maintain a project schedule in collaboration with estimating to establish timeframes early on.
Manage Project Budget :
Review the project budget weekly, coordinating with sales and field management to address issues, such as outstanding change orders and projected costs.
PMs are responsible for approving estimates to develop the project budget and for preparing to discuss project status during monthly WIP reviews, including divisional performance and cost projections.
Coordinate Subcontractor Selection :
Collaborate with estimating on subcontractor selection, using expertise on scope, schedule, and project plans to align subcontractors with project needs.
Oversee Performance of Trade Contractors :
Ensure that superintendents and division managers adhere to project drawings and maintain quality control by tracking RFIs, third-party inspections, and related documentation.
Supervise Field Staff :
Hold superintendents accountable for jobsite safety and ensure completion of detailed daily field reports.
Control Construction Schedule and Costs :
Update project schedules at least biweekly and coordinate with owner / architect teams on timeframe status.
Manage Project Documentation :
Maintain and update project share sites as required and lead project look-ahead meetings with key stakeholders.
Coordinate Material Purchases and Submittal Reviews :
Oversee the submission and review of submittals to ensure timely and accurate compliance with project specifications.
Progress Reporting and Plan Modifications :
Report progress and any necessary plan changes to owners and architects.
Develop and Manage RFIs, Change Orders, and Submittals :
Coordinate with designated subcontractors and ensure proper owner / architect approvals, updating the contract budget log accordingly.
Invoice and Budget Tracking :
Review and approve labor and material invoices promptly, resolving conflicts with estimating and accounting as needed.
Project Close-Out Documentation :
Lead the completion of close-out documents, including as-built drawings, O&M manuals, warranty letters, final punch lists, and other required documentation.
