As Asset Manager you will:
- Assist in preparation of monthly, quarterly, and annual reports to the Executive Leadership Team and joint venture partners with recommendations to preserve, enhance, and maximize value.
- Identify and implement strategic asset level initiatives within assigned portfolio.
- Works with internal teams and external parties to implement process improvements that target increased revenue, reduced operating expenses, promote efficiencies, and enhance the overall performance of the asset(s).
- Analyzes and maintains financial data and operating reports against budgets, underwriting and other financial benchmarks.
- Regularly performs various functions associated with supporting daily operations of the business, including the monitoring, reporting and proactive problem solving of issues that arise at assets within the assigned assets.
- Maintain Return on Investment reports on Value-Add portfolio.
- Assists in the preparation of annual budgets for each asset within the portfolio
- Assists with the due diligence process for new acquisitions and dispositions
- Remains up to date on submarket and industry trends. Conducts market research and analyzes market data including market occupancy, rental rates, demographics, competitor positioning and economic information.
- Assists Vice President of Asset Management, working with the Project Management and Facilities teams to ensure capital renovation projects are progressing according to budgets and acts and able to report on routine basis with our ownership and investment partners. Maintains, updates, and analyzes Capex reconciliation and all other operational trackers.
- Assist VP of Development in new market data collection and review, providing comprehensive reports prior to development, pertaining to rent-income levels and related activity such as concessions, incentives, vacancy and other income in respective markets.
- Support Sterling’s development activities and Acquisitions in the areas of financial modeling and analysis.
- Perform all other tasks as assigned.
- Perform all the above and other related duties as assigned in accordance with applicable laws and company policies
Qualifications:
- Bachelor's degree in real estate, finance or accounting
- Advanced degree and/or licensing preferred
- Minimum three years real estate analysis experience
- General understanding of real estate principals including modeling, financial concepts, market data collection and other activities
