The Investment Associate (IA) plays a critical role in supporting Sterling Management’s investment strategy by assisting in the prospecting process, conducting underwriting, financial modeling, and market research to source new investment opportunities for Sterling Management. The IA will work closely with the Vice President of Investments (VPI) and Chief Investment Officer (CIO) to acquire strong, stable, accretive, cash flowing investments into the REITs Sterling Management advises.

Performance Responsibilities:
- Building a comprehensive database of industry contacts and property intelligence.
- Refine and improve financial modeling tools, activity databases, and market data reports.
- Maintain an up-to-date market intelligence database of owners, transactions, communication and activity.
- Supporting the investment process by providing high quality, data driven, underwriting and analysis.
- Conducting market research that enables better decision making and prospecting for the investment team.
- Support the VPI and CIO during the acquisition process with due diligence and assist with internal documentation preparation as needed.
- Perform sensitivity analyses to evaluate risks within prospective investments.
- Create and compile the relevant materials needed for internal and board facing presentations.
- Work with internal teams, including asset management, legal, finance, and property management, to facilitate transactions.
- Bachelor’s degree in real estate, finance, economics, or a related field, with 2–4 years of experience in real estate underwriting, financial analysis, or a related role preferred.
- Relevant experience may substitute for education.
- Strong financial modeling expertise is required.
- Proficiency in Microsoft Suite including Outlook, Word, and Excel required.
- Proven analytical skills in terms of numeric (e.g. spreadsheets) and text based (e.g. reading terms and conditions) analysis.
- Proficiency of the English language in reading, writing, and verbal communication.
