Property Manager:

Plymouth Country View Estates, 728 State Road 57, Plymouth, WI 53073. 80-unit mobile home community.

Compensation:

40-hour work week with an annual salary of $52,000, paid on the 15th and last day of each month.

Job Summary:

The Property Manager is fully accountable for all day-to-day property operations. This individual is responsible for overseeing mobile home properties, including sales, operations, marketing, home oversight and tenant relations. They will have full P&L accountability and will oversee any vendors working for the community as well. This individual will also be responsible for finding and supervising vendors to remodel homes to bring them up to standards for placing on the market to sell or to rent. A construction or remodeling background is desirable along with property management experience.

Job Responsibilities:

Financial

· Demonstrate ability to understand financial goals, “Think like an owner”, operate assets in owners’ best interest in accordance with Policies & Procedures.

· Maintain accurate records of all community transactions and submit on a timely basis (i.e., rent rolls, delinquency reports, move-in/move-out, etc.)

· Ensure that all rents, late fees and other charges are collected in a timely manner.

· Generate necessary legal action, documents, and process in accordance with State and Company guidelines. Be able to represent the company in court as needed.

· Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations, certificate of insurance and 1099 forms.

· Ensure that invoices are submitted to the corporate office for payment.

Leasing

· Ensure property is rented to fullest capacity.

· Utilize marketing strategies to secure prospective residents.

· Confirm that leasing techniques are effective in obtaining closings.

· Conduct rent surveys and monitor area rental trends to gather information for competition in the area and file.

· Continually monitor showings and marketing data to be able to give up-to-date feedback to Regional Property Manager.

· Always represent the company in a professional manner.

· Be able to perform company procedures for approval of prospective tenants following review of applicant’s background check and other pre-screening data.

Administrative

· Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow.

· Confirm all leases and corresponding paperwork are fully executed in a timely manner.

· Ensure current resident files are properly maintained and secured.

· Ensure all administrative paperwork is accurate, complete, and submitted on a timely basis.

·Ensure proper responses and handling of all community emergencies with residents, buildings, etc. within company guidelines to minimize liabilities (i.e. criminal activity within community, employee/resident injuries, fires, floods, freezes, etc.)

Resident Retention

· Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management.

· Build a professional working relationship with residents and be able to build a sense of community and respect.

· Develop and/or implement resident retention programs (i.e., resident functions, special promotions, etc.)

· Ensure distribution of all company or community-issued notices (i.e. water shut-offs, street repairs, bad weather, emergencies, pandemics, etc.)

· Consistently implement policies of the community and enforce community rules and regulations in a fair and consistent manner.

Maintenance

· Maintain community common area appearance and ensure repairs are noted and completed on a timely basis. This requires daily community inspections to ensure compliance with community rules and regulations by all residents.

· Maintain the quality of vacant and park owned homes (POH).

· Ensure that vacant homes are inspected weekly and assign any service- related needs to the appropriate vendor for repair.

· Ensure that all service requests are recorded and communicated to the appropriate vendor for repair.

· Issue Notices of Rule Violations to residents for homes and or residents who are not compliant with the community rules and regulations and be able to work with the resident to resolve the issue within the determined time frame.

· Conduct monthly and quarterly home inspections of park owned homes (POH)

· Conduct bi-annual walk around inspections of all homes within the community.

Safety

· Learn and ensure compliance with all company, local, state, and federal safety rules.

· Ensure all homes in the community comply with city building codes and ordinances.

· Ensure that unsafe conditions are corrected in a timely manner.

· Direct vendors to follow a “safety first” principle.

Essential Job Functions

· College degree preferred.

· Prefer a minimum of 2 years experience as a Property Manager, and/or Assistant Community Manager along with a construction or remodeling background.

The ability to hire and maintain quality vendors and supervise their job performance for the refurbishing of older mobile homes and as well as the installation of mobile homes moved into the community.

Must posses the ability to be highly organized and be able to schedule and prioritize multiple tasks that need attending on a daily basis.

· Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, and draw valid conclusions and initiate appropriate course of action.

· Effectively convey ideas, images, and goals to a diverse group of personalities.

· Must possess a positive attitude and the ability to handle all circumstances in a professional manner.

· Must be Fair Housing certified or be able to complete certification within 30 days of employment.

· Competence in personal computer skills, keyboard, Internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications (Rent Manager).

· Knowledge of OSHA laws and regulations.

· Participate in training to comply with new or existing laws.

· Be able to work evenings and weekends as required.

· Present self in a neat, clean, and professional manner always throughout the workday whenever present at the community and/or whenever representing the company outside of the community.

· Be able to participate on weekly Zoom video meeting with the Regional Property Manager.

· Be able to record weekly video inspections of the park(s) and upload to the Regional Property Manager for review.

· Successfully pass a background check.

Paid Holiday

New Year's Day, Memorial Day, 4th of July, Labor Day, Thanksgiving Day and the day after Thanksgiving, Christmas Eve and Christmas Day.

Paid Time Off

2 weeks of vacation after 6 months of employment. 3 weeks of vacation after 2 year of employment. 5 sick days per calendar year.

Bonus Opportunities

Eligible after 90 days of employment. Commissions on both rental and sales of park owned homes.

Additional Requirements

Administrate duties as assigned to assist the corporate office and other community managers as needed.

· Attendance is an imperative job function.

· Employees must fulfill the performance standards of this position and comply with policies, rules, and procedures of the company, including those otherwise communicated verbally or in writing.

· Represent the company and the mobile home community with law enforcement and city departments as needed.
