**Position: Multi-Family Senior Preconstruction Manager**
The Senior Preconstruction Manager is responsible for creating accurate and detailed material takeoff lists and bid proposals based on builder-supplied plans and specifications. By leveraging strong analytical and organizational skills, this role ensures precise estimates that align with the company's quality and efficiency standards.
Daily Responsibilities:
- Download floor plans, specs, and instructions from builder websites.
- Review, and sometimes create, material takeoff lists based on supplied plans and specifications.
- Prepare and manage bid packages for subcontractors and vendors, ensuring that all elements of the project are included in the scope of work.
- Coordinate the bidding process, including issuing RFPs (Requests for Proposals) and evaluating bids, and coordinating with vendors.
- Review and input takeoff lists into Excel.
- Enter in Stier Supply pricing into bid proposals.
- Maintain accurate and up-to-date price books.
- Communicate with builders through written bid proposals and enter in proposals on Procore or other bidding platforms.
- Prepare initial submittal packages to turn over to Project Managers.
- Follow through and complete contract agreements, working closely with the Director of Multi-Family Sales.
- Provide regular updates to builders regarding bid progress, budget updates, and any challenges that arise.
- Maintain positive relationships with external customers and internal departments.
- Propose cost-saving opportunities through value engineering and alternative solutions while maintaining project quality and standards.
- Safety Compliance – Ensure adherence to safety policies and guidelines.
Our Ideal Candidate:
- Intermediate to advanced aptitude in Microsoft 365 products, namely Excel, as well as general computer and mathematical literacy.
- Accuracy, attention to detail, organization, prioritization, and multi-tasking are a must.
- Maintains accuracy and high job standards in a fast-paced environment.
- Works effectively with minimal supervision and in a team setting.
- Clear, effective communicator – both verbally and in writing.
- Maintains good relationships with project management team, sales team, peers, and builders.
- Awareness of ergonomic principles and ability to adhere to safety standards.
- Strong ability to operate and troubleshoot tablets, smartphones, and other digital tools for daily tasks, including data entry, scheduling, and reporting.
Requirements:
- Valid driver’s license and insured personal vehicle.
- Ability to lift 15 lbs. repetitively.
