Location: Philadelphia, PA with frequent travel to:

Our Associate Director of Multifamily supports and executes the Company’s strategies related to property management operations by directing the team members on the assigned portfolio of properties, and by implementing the policies, procedures, and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance objectives.
Essential Functions:
- Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
- Provides leadership to the team of community managers by interviewing, hiring, and training team members, and by managing their performance in accordance with Company policies, values, and business practices. Oversees the appropriate and adequate staffing at each community and supervises the acquisition, development, and management of community team members.
- Inspect each apartment community monthly if local, or quarterly if travel is required.
- Ensure that vacancies are prepared for occupancy within five days to company standards. Ensures that the appearance and physical aspects of the properties meet the Company’s and owner’s established standards through routine site and safety inspections, and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio
- Timely reporting and on -going communication about the performance of the properties and responds quickly and with urgency to owner concerns, questions, issues, and requests.
- Assist in developing, implementing, and achieving the annual property budgets.
- Work directly with on-site teams to ensure proper bidding and acceptance of all services and contracts.
- Study and analyze the weekly report each week to enable you to set goals.
- Maintain current knowledge of each property's competition; how their product and property compare with ours and review monthly "Market Studies" to know how their prices, terms, and specials affect each asset.
- Continually monitor all ILS and websites for accuracy.
- Immediately notify the Director of Operations and Executive Vice President of emergency or crisis situations day or night.
- Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary
- Review standard and procedure updates and changes with the Property Manager and staff to ensure company systems are followed.
- Identifies areas for improvement and offers suggestions to improve the property's efficiency, profitability, and productivity
Qualifications/Requirements
- Must possess a high school diploma or GED equivalent.
- Must have a valid Driver’s License
- 10 years of experience as a Multifamily Property Manager
- Excellent Computer skills including use of Microsoft Office
- Strong proficiency in using property management software (preferably Yardi)
- Must be able to meet predictable attendance and punctuality expectations and physical demands of the position
- Excellent customer service skills to include oral and written communication
- High integrity, positive attitude, mission-driven and self-directed
