Operational Oversight
- Oversee Daily Maintenance Operations: Manage the day-to-day operations of the maintenance department, ensuring all maintenance activities are conducted efficiently and effectively.
- Collaborate with Management Teams: Work closely with project and property management teams to prioritize and schedule maintenance and repair work that aligns with the company’s operational goals and owner expectations.
- Monitor Performance Standards: Oversee the performance of maintenance staff and third-party contractors, ensuring work is completed to a high standard and within budgetary constraints.
- Develop SOPs: Create and implement standard operating procedures (SOPs) for all maintenance activities to ensure consistency, efficiency, and compliance with industry best practices.
- Inventory Management: Oversee the procurement, tracking, and management of maintenance supplies and equipment. Ensure the inventory is well-stocked, organized, and cost-effective to minimize downtime and unnecessary expenses.
- Smart Maintenance Management: Manage and optimize the Smart Maintenance system to streamline work order assignments, track progress, and resolve maintenance requests promptly. Conduct quarterly audits of the system to evaluate performance, identify inefficiencies, and implement necessary improvements.
- Analyze Maintenance Data: Review and analyze maintenance reports and data to identify trends, areas for improvement, and opportunities for cost savings. Use insights to enhance operational efficiency and inform strategic decisions.
- Ensure Compliance: Guarantee compliance with all local, state, and federal property maintenance and safety regulations, maintaining the highest safety standards and legal adherence.
